Such a lovely guesthouse! We truly enjoyed our long weekend at Bay Tree Guest House - very centrally located. Karen, the owner, is a wonderful person and prepares the best breakfast ever. We perceived her to be incredibly generous - a person with the heart at the right place, as we say in German. I can only recommend this guesthouse!

EXCELLENT STAY  All our family appreciated the hospitality we received from Geoff and Grace.  Lovely couple who couldnt do enough for you.  The cleanliness and breakfast ten out of ten.  Made to feel very welcome.  It was a delight to stay for the two nights as we attended a wedding in Eastbourne. Would without a doubt stay again if we went to Eastbourne and will always recommend.  Enjoy and keep up the good work.

I'm having breakfast at the Bay Tree Guesthouse as I write this, having spent the night as a surprise birthday present! They have exceeded every possible expectation. The people are lovely, the room is lovely, the food is really good, and the dog is adorable. If I could stay here every time I came to Eastbourne in future, I would!

Its location is great. Parking can be a little trick but with a bit of help from Jeff it was easy. The room, bed was comfy and everything we needed. The breakfast was excellent.  Would strongly recommend that you stay there. If we were in the area again it will be a no brainer that is where will stay.

Lovely owners and they made us feel welcome. Will definitely return. Room was very clean and tidy. Lovely Spanish restaurant nearby called flamingo tapas.

Very well appointed guest house, comfy bed, quiet, good location, friendly and helpful hosts and fantastic breakfast. Will surely return if/when we are in Eastbourne again.

Karen was lovely, warm and welcoming. Parking provided across the street. Nice clean room and a great breakfast.

Very friendly owners Grace and Geoff really made to feel at home spotless. When we are next in Eastbourne will definitely look them up.
