The service: The people at the reception are friendly and helpful but the cleaning team is a joke. At 3pm they hadn't cleaned the room yet. After a while the lady came to clean and we had to go despite the kids being tired. When we returned to the room there were still breadcrumbs on the floor and the dirty mugs from the day before. The guy at the reception offered to clean so we had to get out again. The rooms: We booked a family room but all they do is open up a sofa-bed. But since the rooms are already quite small there is barely any space left. The sofa-bed is quite dangerous, with various bits of metal poking out which I had to cover. Not ideal if you have kids. The first day we found a bunch of hair and dust in the middle of the room. The room smells of dirty feet and the only window overlooks a wall. There is some mould in the bathroom and exposed pipes. The extractor is permanently on and quite annoying at night. There is no air conditioning, just an electric heater and a fan. Acoustic insulation is awful. We could hear people upstairs turning it their bed and walking in the corridor. The breakfast: Fair choice with English breakfast, cereals or pastries. However the food is not great. The bacon was crunchy, the toast are as thin as the paper towels and not very tasty. The pastries were nice, especially when warm, but you'd need 3 or 4 because they are mini. Coffee is from an automatic machine. The waitresses kept taking away the plates even though we were still eating.

Great Hotel in good location. Family room was big enough for myself and our two children. Staff couldn't have been more helpful. No evening restaurant service but more than accommodating if you get a takeaway delivery and eat in the breakfast/bar area. Great breakfast with self-service with two staff on hand to help.

Great place to stay in Eastbourne, right on the seafront but not too close to the pier. Very comfortable room, clean and bright with a queen size bed. The breakfasts cater for all tastes from muesli to the full english and the pastries and fresh juice are a thoughtful addition. Had a warm welcome on arrival and the parking system was explained. Found it easy to park close to the hotel for a minimal charge. I wish I could have stayed longer.

This is a nice cheap base if staying in Eastbourne. The staff are great and no problems with booking eventhough it was made months in advance. Breakfast is good with plenty of choice. The negatives are the walls are paper thin and the floor creaks. The bedroom is nice with all you could asked for but there are lots of marks on the walls. But for the price it's a bargain stay. It's opposite the beach you get, tea making facilities, ironing board and iron, hairdryer for the price amazing

Spacious and neat rooms. Very friendly and helpful staff. Breakfast was lovely, self service and staff extra efficient in clearing the tables. Plus paid next to nothing through wowcher.
