Right facing Waverly Rail Station, a short walk uphill to the Royal mile. This hotel offers excellent value but like everywhere else in Edinburgh depends on what is going on in the city what price you pay. Very welcoming reception staff, good sized rooms, comfy beds, tea and coffee, toiletries and hair dryer. Excellent choice for breakfast same for dinner if you want to eat here. We've stayed here are times would not hesitate to do so again.

Small room for one person or a couple. Warm. Nice bed and blanket. Standard bathroom, sink, toilet, mirrors and a shower bath. Medium size Kettle and hair dryer. Various prices so it is affordable for anyone. Good receptionists with good customer service. Active manager. Standard buffet breakfast. If you need a few nights somewhere cheap and easy, I would recommend this to you.

My double bedroom was on the 3rd floor and at the front of the building (room 315). It was a typical hotel room, ensuite bathroom, TV, phone (no clock) and open faced wardrobe. Although there were three large double glazed windows they did little to hide the noise from outside. Cars, trains, people walking passed talking could all be plainly heard. I have to say that I am a light sleeper. The room was clean and the bed very comfortable. A single radiator in the room was enough to heat the room to whatever temperature you may need. Apart from the noise (which didn't bother my wife at all) a nice room. Breakfast was of the buffet style eat as much as you want. The choice of food and drink was extensive. All food was hot and very nice. Lastly, the staff were all very friendly and helpful. I would indeed recommend this hotel.

It's a very old hotel. Not so well maintained. My room looked shabby. And when I checked in the bathroom was smelly. The tap in bathtub was the funny thing.. once you open it, you need to call plumber to close it. Even after several complaints they didn't bother to fix it. Breakfast service was good but could be better.

Great hotel which is located just a short walk from the train station and is very central. The staff seemed friendly and we're happy to help. There was a variety if food to choose from for breakfast. The interior 9f the rooms looked a bit rundown/old. Overall, a good place to stay at a low price.
