Decor dated, flooring in bathroom looked liked it belonged in a 1970s gym, whole room not cleaned, bathroom door in need of urgent repair (panels on both sides loose to halfway up the door), repairs poorly carried out (large hole in room wall poorly plastered), seen better beds in hostels, dining area not large enough to cater for the number of guests staying, lifts need servicing, poor service by staff - other guests wandering round hotel trying to find their room because staff would not assist, no means to contact reception in the room, could not eat in the hotel due to the lack of tables but having seen the food being served and the reaction of other guests when tasting - this may have been a blessing, furniture in the room and throughout the hotel dated and of a poor standard. Can't comment on the staff because I never seen any - despite seeking them. All in all, a extremely poor experience and I would not recommend this hotel or chain. The chain does not seem interested in providing any favourable experience to guests in a high volume tourist area - I am of the opinion that tourists will be inclined not to return to Edinburgh after their experience of this "hotel". I would suggest that the Local Authority & Tourist board revoke licences and recommendations for this establishment - it must have some negative effect on tourists returning.

Good location, walking distance to most things. Was offered a better room than I ordered originally, very friendly staff. Reasonably priced. Only reason I did not give it 5 stars is because of the cleanliness. Quite a lot of spiderwebs around and holes in the bedsheets etc. I would still recommend this place to anyone traveling to Edinburgh.

Good rooms.. Nice breakfast..good location.. You can walk to town centre, which is too good. The major challenge is however the internet... You get two sessions of 20 mins each and that's it.

Desperately in need of updating... I've seen better student accommodation... For the money there are better options around the city so please search hard rather than hitting the book now button for this place...

Nice place, check desk 24h. Clean room, but window was dirty, that's why we didn't have nice view. For two people it is so nice.
