A great hotel for a great price in a great location. Although the rooms are, as advertised - very small, it was perfect for a weekend break. It's by no means a hotel for a romantic weekend break, but if you're looking for a clean and friendly place to stay while exploring Edinburgh on a budget, this is the place to stay. There are loads of bars and restaurants around but the hotel does have a bar. Breakfast is simple yet efficient. For £5 you get all you can eat toast, porridge, yogurt with toppings, fruit salad and tea / coffee. It was certainly enough to get us started for the day! You can't check in before 2pm but you can leave your luggage at either end of your stay while you enjoy the city.

Wonderful place for a short stay! These guys have a wonderfully welcoming staff who always have a smile on their face and are willing to help you with anything they can to make your stay more comfortable. Their downstairs area (which is a Costa coffee open to the public) is very comfortable, and a nice place to relax at any point during the day. And the free tea and coffee is always nice. Just wish they had portable cups to be able to take tea and coffee to-go...!

Very nice. lovely Staff. Clean. Good location. Peaceful in the rooms. No tea or coffee in the rooms but 24hr in reception bar area( real coffee machine) Would come back again. Enjoy.

Ideally located near Waverly station. Clean room very compact but good for just a comfy bed for one or two night. Tv was good. We didn't have breakfast but looked ok if you like continental style breakfasts. If you are a Malibu drinker they don't have it. No kettle or fridge in room. 24hr tea and coffee in bar/lounge. Showers were good.

Great location, really close to the tram stop. Hotel is brand new and modern. Staff is very friendly. Rooms are really small but it's amazing how functional they are. Highly recommend it.
