The Dene Guest House is a charming, three storey Georgian townhouse in the heart of Edinburgh's city centre with a relaxed and informal atmosphere.

Located in the "New Town" of Edinburgh's city centre, just half a mile north of Princes Street, the Dene is an ideal base from which to explore and experience on foot, the numerous gallerieses, museums, gardens, shops, restaurants and bars that Scotland's capital has to offer.

Privately run, this 3 star graded guest house offers flexible bed and breakfast accommodation to suit most requirements. Six of the rooms have en-suite facilities and the remaining rooms are equipped with a wash-hand basin, sharing the communal loos and bathrooms.

After spending 15 days in hostels, I wanted to treat myself to something better, but still within my budget and I don't think I could've found better! Simone was lovely and eager to help in any way to make sure I had a nice time. The room was clean, very cute and comfortable. The bathroom and shower were also very clean (and I'm picky on that). Breakfast time was easy and complete... Really, I would've stayed another week! Perfect! I recommend!

Absolutely lovely. Very clean, I loved my single room, it was cute, delightful and very roomy. I had the cutest little window in my ensuite. I loved the wooden shutters on my window too, really kept the room dark for a great nights sleep. The bed was comfy and the position of the tv was excellent. The breakfast was absolutely lovely too and all the staff are fabulous and friendly, nothing was too much trouble. Also they spoke different languages....I wasn't too sure as to which but I think they spoke French and Spanish as well as English of course. Overall I can't recommend this place highly enough and when I return to Edinburgh I'll definitely be booking this place.

Lovely welcome by a beautiful French Lady .she showed me round and had lots of helpful information on the guest house and the area ,room was a family room downstairs with a view onto the garden ,it was clean ,though bed was a bit hard for me but I appreciate I am a bit of a princess so that's just a matter of taste ,I am amazed at how quiet it is :)& am looking forward to full Scottish breakfast in the morning ,Had the most fantastic evening meal at the New Chapter Restaurant just across the road would 100% recommend , and only a short walk up a steep hill to Princess street but hey ho its all worth it . Enjoy and Slainte

I love this place!! Hosts are so kind and helpful. Very clean and well located for ease in getting downtown.

I had a brilliant stay. The staff are very nice and helpful. Breakfast choices are delicious. There's also a cat and a tiny dog.
