I was a bit apprehensive as the reviews are pretty mixed, but based on my experience with a 2-night stay for a conference, I feel that this is a good option for a short trip for the price. The hotel is generally very clean and definitely meets expectations for an art deco theme. It is generally pretty 'self-service' in that staff are not consistently present at the reception desk but I personally didn't mind this and when I did interact with staff at check-in, they were very friendly. My single ensuite room was decent in size. There were parts of the room that could definitely use a bit of maintenance/repair but everything was functional. Like other reviews have mentioned, there isn't an elevator so this may not be the right place to stay if you have any mobility/accessibility needs that would make using stairs difficult or not possible. There is also no longer breakfast within the hotel which was a bit disappointing. Overall, I would be open to staying here again for a short trip.
Well located. That's it. Website claims its a bed and breakfast. No breakfast, but a discount at a local cafe. My wife walks with a cane, and there were stairs to negotiate, but was not told that the stairway would be dark at night, and there was no instruction on where the light switches were. Window frames were rotten, with a draft. A draft excluder or even some paper in the door frame would work. Toilet seat loose. Bedside cabinets, glass, had cracks in. Pretty, but not exactly safe. Couch had a rip in it. No glass with the 'tea set', so could not have a glass of water by the bed, or even to brush your teeth with. Previous tenants underwear was left in the dressing table drawer! Would have complained, but the staff were non existent after checking in. Overall, pretty presentation of a b&b that seems very neglected and tired.
Try and stay here every time I’m in Brighton and I love it. Prices go up in the summer but in the late summer / autumn / winter I’ve paid £50-75 per night which is extremely reasonable for the location and how the nice hotel is. Bed is very soft and decoration in all of the rooms is lovely. TV is basic but absolutely fine. Linens and towels are always clean. Tea / coffee options good and kettle, spoons, mugs always spotless. My only complaints are about extremely steep stairs and it is quite hard to get ahold of staff, but they are very helpful when they’re actually around. Pugs are very cute. I would recommend staying here and I will continue to have Paskins as a first choice for when I visit Brighton.
Got it booked by my employer for work purposes. Rooms were very clean , but extremely small ! Looks like an old brothel! Rooms: Too small! Safety: Safe enough , close to main road , free parking over the night.
Don’t have bad things to say about the property itself, minus the lack of AC and an elevator. Booked after review of the site - was coming with my grandmother and didn’t see anything pointing out the lack of both elevator and air. Arrived and it was very hot, and our room was at the top of several flights of stairs. Once we realized it wouldn’t work, I asked the employee - by calling, we had trouble finding anyone in the building - if we could cancel and she said the stay was not refundable. I asked if we could just not be charged the second night, as it would not be possible to stay with my grandmother. I was told she would speak with the manager, but never heard back. The room was clean and what we expected, and would not have had an issue otherwise. The location was great and what we’d expected.
Nice little hotel. Right in the middle of Brighton. Everything walking distance. Really enjoyed the Art Deco theme. The owners were really lovely people. Richard and the lady I spoke to were brilliant. Welcoming and helpful. Couldn't have asked for anymore from them. Rooms were clean, tidy, warm, but quite basic. Did enjoy our stay at the top of this terrace house. Did think the prices were a bit steep at first until I realised the prices of other local hotels. Would recommend staying here especially if you're not one for big standard hotels
Really awful service here. I was gifted a booking here after they refused to change it for my father several months in advance after the event he had booked for was cancelled. Around 2 week before the planned dates my aunt died and as the funeral was planned for the same weekend I phoned up to request a date change, explaining the situation. This was then denied as “we are a small business” Maybe they require a death certificate before they will have any compassion. Booking cancelled and a few hundred pounds lost. Totally ridiculous behaviour!
There were a number of things that needed fixing in my room and, as there were no staff to speak to, I e-mailed direct after my stay and received no response which speaks volume for a business's attitude to its customers. I was in Brighton for a meeting and have been several times since but stayed elsewhere. Oh, and the awful air freshener that they sprayed in my room prior to my arrival - so much that I could actually taste it - made it feel like a tacky B+B.
amazing location, near the shopping centre, beach and pier. staff were friendly and attentive. very affordable. bathroom was big, room was clean, would highly recommend. only cons were room was a bit small as well as the tv and sadly the tv remote didnt work and also the sink's taps in the room didnt have any running water. still worth it for the price if you're only staying 1 or 2 nights!
On arrival there were no staff so we waited for a while outside. In the end we managed to get someone on the phone and into the building. The room was OK but definitely not up to the standards you see on the website. So we felt cheated. It lacked finishing touches. It was super clean in most parts. Noise was an issue because its an old house at the end of the day.
