The house was not signed, so it can be a little tricky to find. Once inside, it is pleasant, well decorated and we were greeted with all the information we needed. However, we paid for breakfast, which ran between 9 and 10am. We came down at 9.30, and inside the breakfast area was one pain au chocolate and some water, no form of hot drink or selection of food. We believed that they were simply replenishing the breakfast bar, and went for a 15 minute walk. Once we returned, there was no food at all.When we asked about this, we were told that 'the other guests ate it first' and when we asked for a refund, got the unenthusiastic response 'I'll check with head office', a nothing response, which failed to include an apology (We received no refund). Furthermore, the plug in our room was stuck and one of the walls had not been decorated fully (See Images).

Room 5 was overall a very clean room, boutique styled. Some items of furniture showing their age and some elements of the bathrooms fixtures also. Room 5 is directly over the hallway so you’ll constantly hear the front door opening and closing due to having a electric latch for the digital keypad access. The room itself is also on the first landing so many people will pass the room throughout the night. Not great for a light sleep like myself. Update: the room above was banging about until 1.30am, I asked them to be quiet. Things died down until 4am and then started back up. Had an awful night sleep, am not a happy bunny.

The room was really comfy - good pillows, a big shower head and dark curtains. The radiators were on though in the building making it a but warm. Only 15 minutes walk into central Brighton.

Great room, clean, modern and had a hot tub in there. Me and my boyfriend loved it!

TERRIBLE --- Avoid. What a disappointment the stay was here. First the good points the decor and general tidiness was ok. Now the bad points. Front door of building has no lock so is completely insecure and potentially dangerous as anyone can be hanging around in the hallways not great when returning or arriving at night.There is no outside signage to even indicate it is the correct building. Had numerous issues with room, shower floods out of bathroom into the room, pillows and bed where terrible and uncomfortable (with no option to ask for spare pillows). Toilet seat was broken, coffee boat was replaced with half open packet of biscuits. Breakfast was absolutely non existent and consisted of a pastry and some packets of coffee and a thermos of hot water. Even when booking we paid nearly £30 extra for the "very good Breakfast included" DO NOT BE TRICKED BY OLD REVIEWS talking about the good breakfasts. THIS HOTEL WAS SOLD EARLY 2018 AND HAS NEW OWNERS they are relying on the good old reviews to get business. Tried reporting issues to the mobile contact number on first day but no answer and and left message but was ignored... Finally saw someone on final morning who appeared to be one of the cleaners but after talking finally admitted to being "duty manager" she told me there was no email to report issues and that the only contact number she has is the owners mobile. She also said they are aware of all issues but nothing could be done as she has told owners previously. A terrible overall experience and recommend you consider all other options around the area first..
