Great for a weekend! My friend and I stayed here for two nights and were pleasantly surprised at how nice it was for the price about £48 a night per person. We had a room with two single beds, which was very small but worked just fine for us as we weren’t in the room much. The room was clean, the bathroom had a great shower, and it was super easy to get into the building and our room. There were good coffee shops around, and easy access to various bus lines.
Great communication with the owners they kept in touch. Great location, so may cafes and bars before you even get to Brighton centre. The walk is nothing quite pleasant really. The room was lovely the bathroom was very clean as was the rooms. The fridge was great to have and the tea and coffee was just fine. One slight moan the bed was lumpy and you could feel the springs so my sleep wasnt perfect. It would have be perfect if you replace the mattress. The rest was perfect. Thank you for having us. We will definitely be back.
Great location about a 10 minute walk from the lanes. Comfy beds, well equipped, good shower. We had a fantastic stay and wish we'd booked for longer.Rooms: 5/5
Not bad for the price and what is was. The room we stayed in, the bed was very comfortable and a nice size, had and decoration was nice too but there were random grease/oil stains on the wall, which were a bit discomforting to see. Bathroom was fairly clean but the sink was weird, if you washed your hands or used the sink the toilet roll and the bathroom floor would get wet. A decent walk into town and to the beach, nothing horrific at all.
Good , inexpensive and clean. Nice hot drink availability and good quality, clean linen and towels. New carpets and clean room. Would stay here again. Local Egg and Spoon cafe for breakfast. You don't see any one except house keepers in the morning but that is fine.Rooms: 5/5
Had a meeting in Brighton so needed to book a place quick. I always search by parking as who wants the faff when your travelling for work. Booked the cheapest room with parking listed, although listed as a feature on Booking.com the place has no parking, and the paid parking in the nearest car park is extortionate. For a £90 room it was very small, and I am not sure how they got 4 stars on booking.com when there is not even staff present. To say the positives, the location is ok, 15-20mins walk to town, the bed is exceptionally comfortable, the shower is pleasent and the room is clean. The room is worth £60 tops.
OK for the price but we had to clean the fridge out and the kettle eas covered in dust obviously only the minimum cleaning is doneRooms: 2/5
Firstly I want to say it wasn't the best stay as once myself and my missus walked in the room it was really smelly so had to open the windows, obviously straight forward you want to check the bed and it wasn't great either as you could literally feel the springs...I could say even more but I leave the best for the end. Generally the room looks better on the pictures seen on the booking.com then reality!! On the best note, once I left the review on booking.com the manager straight away messaged me private message and tried to harass me!! Because he can't take an honest review!! Shocking!! He literally told me to remove the review or I will be charged for the towels!! I would say you need to take a critique, apologize and take a note for future instead harassing people!!

Was good price for a couple of nights and at v short notice . The room was clean but things need fixing and replacing... as others have mentioned the curtain rails.. curtains . In room 3 the window handles were all v loose so didn't touch them.. Also the mattress had some springs out/gone so if you sleep the side next to the door your in for an uncomfortable night's sleep On leaving we did mention this to the house keepers
