Lovely little guest house with friendly staff, nicely decorated hotel and rooms and good choice at breakfast. We stayed in the compact room and it was fine with good provisions, it was a small double bed but we knew that. My only issue was the heat early April and the room was very hot. There was a fan but it didn't make much difference. I guess to be expected with old buildings just worth knowing if this is something that bothers you. Walkability: 5-10 min walk into Brighton lanes area. Hotel is in Kemptown area.
Great location, away from the crazy crowds but not far from anything. Plenty of eating and fun places around. The rooms are basic but nice. Unfortunately the hot tub wasn't working properly but yet it was good enough. Service was really good and so was breakfast. I'm general is come again and recommend to friends. Good place.Rooms: 4/5
Wonderful small hotel in an excellent location. Staff extremely friendly, nothing too much trouble for them. We stayed in sea view room with a small balcony which was a lovely little bonus to be able to sit and enjoy a drink whilst looking out at the pier and the sea. Room was very clean and spacious with a lovely comfortable bed. Breakfast very nice ,lots of choice ,set us up for a busy day of sight seeing!!!! All in all a lovely place to stay for a few nights and would most definitely recommend.

The staff went above and beyond to ensure my stay was perfect, providing exceptional service and helpful recommendations for exploring the city. The room itself was a blissful retreat, with elegant decor, plush bedding, and stunning views of the sea. Every aspect of the hotel exuded luxury, from the beautifully designed common areas to the delicious breakfast spread. The location was absolutely perfect, being just a stone's throw away from the beach and within walking distance of all the main attractions. If you're looking for a truly memorable stay in Brighton, I wholeheartedly recommend Sea Spray Luxury Boutique Hotel. Daniela, you are fantastic! The moment we walked in you greeted us like gods and each time after you were as excited as the first. Your colleagues are also impressive and we enjoyed every moment being at your hotel. Location is excellent and the hotel is very comfortable.Rooms: 5/5
Nice hotel in good location in Kemptown, Brighton. Breakfast available, but we did not go for this as limited vegan options. The room was small but fine for the price, although the shower was in the bedroom itself, which was annoying. Good facilities in the room tea/coffee, fridge etc, but the room was quite worn/tired. Very friendly reception staff, and a good value stay.
We had a wonderful stay - the staff is awesome, really friendly, super helpful, always nice. I also got a birthday present in my room - thank you so much! The rooms are nice, yes, the furniture is not the newest - but it's all really pretty and lovingly. We had breakfast in the sister hotel two houses to go, not a minute - with a wonderful garden part, huge breakfast with fruits, full english, different bread and cakes - perfect! The only problem which is all over Brighton: parking spaces - big advice: if you got one, just leave your car there for your whole stay. :-D Just one street away from the beach, also just a 3 minute walk to the city - quiet and near to everything, great! We'll come again, if we're in Brighton.
We had a lovely stay at this place! First of all location is great, there is the kindest staff I have ever met, always happy to help, always smiling, just the way it should be, breakfast was super great and hotel always clean! I have never been at such a wonderful place! Thank you!Rooms: 5/5

Very easy to find, about 18 minutes walk from Brighton Station. The hotel is located off the main road by the sea. Was greeted by receptionist Daniela who warmly welcomed me and offered me an upgraded room, she provided me all details I would need for a comfortable stay. The room was very clean, I had an amazing sleep, bedding so lovely. I'm so glad to have stayed here and will be returning to this hotel. Thank you Food & drinks: Breakfast buffet was so delicious. Wonderful spread with quality produce. You are welcome to continental and cooked breakfast. Daniela is a credit to this place very welcoming and ever so helpful
