I moved into my house with pickard earlier this week, and I can honestly say they have been amazing. Vicky and Lewis who I have spoken to a few times over the phone since signing have always been very accommodating, helpful and answered any questions very clearly. When picking up the keys in the office, all the staff I spoke too were so lovely and friendly, answered any questions that were needed and just overall very welcoming. Granted the house wasn’t super clean and there was multiple maintenance issues but I was fortunate enough to have my parents with me who finished off the cleaning of the whole house. With regards to any maintenance, Sophie rang me up on the same day after reporting everything to discuss it all and assure me any problems would all be completed within a week of moving in. Since moving in 3 days ago, we’ve had our hot water fixed, new furniture put in, walls redecorated in living room and bedrooms, caulking in the bathroom and a brand new TV on order. Sophie has been very understanding and amazing at keeping me updated with daily contact. When coming face to face with the maintenance team too, they have all been lovely and helpful. I would recommend Pickard to anyone, they are great!
THE TENANCY FROM HELL! I can barely put into words how awful the quality and living environment of the property was. It was absolutely disgraceful and filthy! When we first moved in it was completely inhabitable, and we are now being charge a HUGE fee at the end of the tenancy to come out of our deposit, which the damages supposedly made by us were already presented to us when we moved in. Throughout the tenancy we went above and beyond to keep make this house a home as much as we possibly could through all of the disarray. As a group of relaxed young girls, we were excited to have our own cozy space, but the way the property was given to us is inexcusable and really took a toll on everyone's emotions. When we first moved in, we had no working water for days had to shower at the gym, and COUNTLESS things were broken such as shower doors, bedroom door handles, toilet seat, washing machine, dishwasher, dining table, sofa arms, blinds, fridge shelves. The banister balustrade was broken and carpets were coming up exposing nails, causing clear safety hazards, the list goes on. On top of all of this, it was extremely dirty with stains and marks on carpets, furniture and walls. the mattresses were broken and holes in the plaster board on the wall and ceiling. They also charged us for bedroom door locks that were put on wonky and broken within a few days. There were many issues continuing on from this whilst living there that I will not go into detail about, however they also entered the house without making us aware as they have their own keys, therefore we would wake up to random guys in our house coming to do checks, which we asked multiple times to just make us aware beforehand and it will be fine with us! We had a letter on the table when we moved in that said, “our team has worked tirelessly to ensure that your property has been presented to you with the utmost level of professionalism and cleanliness possible” and we just do not think this is true. the majority of the issues we had are required to be working for basic human needs. The only thing i will say is the office staff were mostly friendly on the phone, Sophie Marks and Lewis Jones were always a good help. This was hell for us, please take into thought our experience if considering using Pickard properties.
YEAR OF HELL XX Everything that could go wrong, went wrong. The house was absolutely un-liveable. I can just post the pictures and hope that anyone who is considering using this letting agent to steer far away. At the end of the tenancy we are now being charged a whopping £900+ for damage caused which was mostly there when we moved in already. As a working student which will now have to dispute, or be forced to pay this fee I cannot fathom what despicable company would do this to anyone. From start to finish, it has been absolute hell. Gum stuck to the floor, broken tiles, broken floor boards, leaks, no hot water, broken shower, broken washing machine, broken wardrobes, broken mattresses, honestly the list goes on.
Pickard properties have been our main sponsor at LBUWRUFC for the past two seasons ! They have been a great support to our club and to the university especially around varsity which is great as they are the headline sponsor ! They have been helpful in regards to housing questions any of the team have had and all the staff have been lovely! We have loved working with them
Great company! Pickard’s friendly, helpful and communicative staff run a wonderful student letting agent in Leeds. Would definitely recommend! Alongside expert housing & letting help, they have been an amazing support for Leeds Uni Netball and a wonderful sponsor this year! 10/10!
We were given our house cleaned to the standard we left the property. And out of 1500£ of our deposit, 860£ was taken. The list of charges were extortionate. One of which included a cleaning charge of the basement, which we never set a foot in. It was covered in spiders, mould and slugs, an inhabitable room. We were charged for “broken” furniture which was already broken upon arrival. And charged £120 for blue tack marks on the walls which were evident upon moving in. It is clear that money taken from the deposit will not even be used to repair said damage since the property was already given to us with damage. Out of all the companies I have been made aware of, Pickard has been the worst. Most likely because they are a company which aims to capitalise on taking students money. Other people have a single landlord whose sole intention is to rent and be fair with their tenants. However Pickard is clearly a money hungry company. So be aware when moving into properties with them. Take pictures of the smallest scuff marks and through the tenancy, make use of their fixflo system because they have to fix any issues eg broken furniture for free during your tenancy. If you are missing a freezer draw let them know ASAP even though you may not need it. Because they will charge you £25 for a new freezer draw. Which most likely won’t even be bought for the tenants proceeding you.
Pickard’s have always been helpful when I’ve looked at houses in my second and third year. They also resolve any issues as soon as possible. Highly recommend
Overall myself and my housemates had a fairly good experience of this property agent over the 2 years that we used them. When signing for properties the prices were explained simply and fair negotiations were made in line with the standard of the houses. The only issue we found was that we were told some items were included in the house price only to find they were not there when we moved in, this was quickly rectified by Pickard covering the costs of these missing items. When we moved into both of our houses, there were some issues with the condition that the houses were left in, one being left a mess by the contractors with paint and tools blocking parts of the house and the other was full of litter and was very dusty. Although we had to rectify this ourselves, outside of busy times of year, Pickard were fairly prompt with helping with any issues with the house, from minor breakages to replacing broken kitchen appliances and showers. In general the customer service was good, they gave student tenants Christmas and Easter gifts which was a nice touch and the maintenance staff were always lovely when they did work on the house. We had a couple of incidents where we made email complaints and the responses we received were quite rude and the complaints were brushed off but mostly any queries we had were addressed quickly and professionally. The house was secure, and looking past a couple of minor boiler issues which were fixed promptly, the house was generally warm and comfortable. I would likely recommend Pickard to other students but would be aware that sometimes complaints, particularly at the start of the academic year, take a long time to be dealt with.
I’ve lived with pickard’s for 2 years whilst at university in leeds and they have been great! They are also great sponsors of leeds university’s women’s rugby union team, which I have been apart of during my time at university. Maintenance issues are quickly attended to and staff are always polite and helpful. Much better than most typical student house landlords. Would highly recommend.
I have been a tenant with Pickards for almost 5 years. I'd just like to say recently we have had a few issues with appliances after years of wear and tear. The maintenance team are amazing, I can't fault them, they are always friendly and I never feel uncomfortable welcoming them into my home. Pickards have recently replaced our fridge freezer with a brand new one and are very attentive liaising via email. We've never had to wait too long for anything. I would definitely rent with Pickards again if I were to move.
