Downsfield is a large 1930s residence which has been recently extended to provide further accommodation as one of the most comfortable guest houses in Carbis Bay St Ives, in beautiful Cornwall.

Our comfortable and beautifully decorated bedrooms (all with ensuite bathrooms) provide just the place to get a great night's rest. You can even take the scenic coastal branch line from our BnB to St Ives for a day or an evening out - the station is only five minutes' walk away.

We are situated five minutes' walk from Carbis Bay Station and the bus stop is just over the road. With a little notice, we can pick up guests from the station for an effortless start/finish to your holiday in our BnB St Ives Carbis Bay.

There are many high quality local restaurants and bars to choose from locally in Carbis Bay or St Ives. The locally caught fresh fish is of course a speciality here. A short ride from the BnB St Ives itself has a very wide variety of eateries. Closer to home Sharon particularly recommends the local pub for its friendly atmosphere, and a little way out of town, the Badgers Inn at Lelant is also a popular venue with our guests. Just opposite our B&B St Ives Carbis Bay is an Italian restaurant called La Casita, and a little way down the hill you will find that the Carbis Bay Hotel is open for lunches and coffees, and excellent Sunday roasts.

Local places of interest near to our guest house in St Ives (Carbis Bay) include the Watermill in Lelant and of course you can enjoy beach walks (or even a morning jog?) along the golden sands of the Bay. St Michael's Mount is about eight miles away from Carbis Bay. If you can bear to spend a day away from St Ives there is the Eden Project at St Austell with it's astounding glass Domes with different climates and vegetation from around the world which is a very unique day out. The Seal sanctuary at Gweek is about half an hour drive away, where you can see seals, otters, penguins, animals in the paddock and rock pool creatures.

Of course if your holiday is not complete without exploring the local shops, St Ives is full of quaint little corners! There are varied facilities available near our Carbis Bay BnB at St Ives which is full of specialist shops selling top quality food, local arts and craft and unique gifts. Tregenna Hill and Tregenna Place, together with St Andrews Street and Fore Street and Wharf Road being the main shopping areas and there is a weekly Thursday Market at the Guildhall selling all kinds of local seasonal fresh produce from fresh vegetables and meats to local Cornish honey.

A park for your children is 5 minutes walk away in which they can let off steam - as if a day at the beach isn't enough! And conveniently, a short walk four minutes away in the other direction you will find a takeaway fish and chip shop with an attached restaurant.

Pros- Amazing place to stay. Bus stop right outside to go to all main beaches like st. Ives, porthmeor etc. Carbis Bay Beach at walkable distance too. Wonderful breakfast that helps to jump start the day and the stewardess makes it more welcoming! Very very tidy rooms, sheets and towels. Will definitely come back and recommend too. Cons- a little noisy street view room so we had to keep the windows closed at night. A small suggestion to add a fan in summer to make it better.
This was our first time in Cornwall and obviously our first impression. The room was beautiful and well designed for the size of it. High spec in the whole place. Garden area was superb as was the breakfast room. Food was excellent and the staff lovely and friendly. The area of Carbis Bay itself is stunning. Short walk down the bank to the train for St Ives and for only £2 return too. I think the only thing missing what was perhaps needed in our room was a travel ironing board that could be hung up on the rail. We stayed in room 6 which is a private annexe. Had a small seating area there. Maybe a hanging basket or something of colour would look good in the space. We loved this place and would definitely come back. Thank you Sharon and Co. , for a fabulous 4 night stay.
What a wonderful experience from start to finish. Easy check in. We stayed in the Shepherds Hut which was absolutely beautiful, situated in the back garden of the property. There was everything we needed in the hut and it was clean and cozy with a super comfy bed. Lovely garden and outdoor seating areas. Breakfast was fantastic also with plenty of choices and good table service. There is a carpark a few minutes walk away, so it is worth dropping your luggage off first. The beach is a 5-7 minute walk and St Ives is a 20 minute walk via a very scenic coastal path. We will definitely be returning to this lovely accommodation and equally beautiful location.
Lovely location, great for walking into St Ives about 30 mins. Staff welcoming and helpful. Stayed in room 4 which is a good size but does have a very small bathroom, however this did not detract from our stay. Sea view was nice. Comfortable bed, room good temperature and despite being near main road was quiet. Both slept well! Good breakfast was included. We were struggling to find somewhere to eat and when turned up at b+b with fish and chips staff gave us a table on patio and brought out a couple bottles of water for us
B&B was Lovely and clean, all decorated nicely, good breakfast. Grest to have bus stop just outside. The only complaint we have is the bathroom we had in room 4 was so tiny, I'm 5'2" and I really struggled my husband is 6'2" and broad shouldered, he found it impossible, no where to stand couldn't even get his arms up in shower, couldn't bend over sink to wash face/ Shave etc. Which is such a shame, we would have spoke to the owners had we seen them at all, but apart from handing us the keys on arrival we never saw them again.
Had a fabulous weekend, the room was warm, well furnished and with a fab bed. Good sized bathroom and fantastic cooked breakfast. Topped off by a wonderful host. Definitely recommend , hoping to stay again next year
Lovely B&B, we had a sea view from our room & the bed was unbelievably comfortable. Breakfast was well cooked and very filling, with a great choice of items both hot and cold. We would love to go back and stay again.
We stayed in the little cabin outside of the main building. Absolutely outstanding place. Very clean, comfy bed, breakfast up at the house was superb. A £7 taxi ride away from St Ives centre. Perfect.
Just returned home from another great stay at Downsfield. This is our second visit and I have to say that Sharon could not have made our stay more pleasant. The whole establishment is spotlessly clean and the massive bed really comfy. All the facilities you could possibly want are available, and if on the off chance you find you need something which isn’t already provided, then I am sure Sharon would do her best to find it for you. Our daughter is over from Western Australia and she said she couldn’t imagine anywhere beating the room and service she received. The breakfast is superb, with all tastes catered for. I can personally recommend the scrambled eggs, makes me feel hungry just thinking about it! Book with confidence, you won’t be disappointed.
We stayed in the cost cabin for a winter let, the location is absolutely perfect. Carbis Bay beach is a short walk away and there is a beautiful walk/hike to be had in every direction, we visited a total of 6 different beaches during our stay all within walking distance. Lovely selection of local shops and restaurants are on your doorstep and there is a bus stop right outside if you don't fancy driving. There is a Tesco superstore just up the road and Beck's fish and chip restaurant is highly recommended, again just a short walk away. Sharon and Phil are excellent hosts, everywhere is very clean and very well organised, beautiful garden and free parking during your stay. Nothing was too much trouble and their local knowledge is excellent. The cabin itself was an absolute delight, a perfect stay in a perfect location. We will definitely be returning, best location we have found in Cornwall.
