Perfectly decent B & B representing good value for money. Stayed there with GF in a double room with ensuite bathroom at the top of the property with views at the garden. My rating is 4 stars but I'm awarding 5 stars on the rating system to offset some of the unfair reviews below. (I think it's awful and unfair that an individual with a grudge can do so much reputational damage). Plus side: Jim and Jeanette friendly and welcoming enough without being overbearing. Jim has a sense of humour. Nice breakfast with everything you need. Room was clean, comfortable enough and facilities are fine. Location good, near seafront and close enough to walk to Hastings Centre (about 15/20 mins stroll) .  Minus side: checkout is early at 10am but that's not a major problem.

Jim the guy that ownes the place is agressive, short tempered and rude.
Ruined the stay, Jill on the other hand was nice.
Would personaly not go back due to the awful impression he gave.
Wasnt given a key for the door after arrivel and he was the most unhelpful, bad tempered man i have ever encountered.
Used the wrong key to get back to the room and he lost his temper immensely. 

Jim was a wet bag.

Know what to expect: this is a very traditional English guest house, converted from an old large house. The bathrooms in the hallways are spacious and water pressure is decent. Cooked breakfast was delicious.

This one doesnt even deserve a star. Not at all. Worst B&B ever. Hotel is outdated.  Bathroom facility is so poor. Water wont drain while showering, cob webs all over the place and the towels, gosh the towels, it wouldnt hurt to replace them every few years, they are so worn out. Beds are so old you cant sleep comfortably. Worst part is that hosts are rude. We were told they can let us sleep on the street knowing we have kids. Really? I hope no one else treats your kids/grandkids the way you treat your guests. We hope no one else will be treated the way we were. Please beware of checking in to this hotel. Don't waste your money. Go find somewhere nice to stay with where they have nice, comfy place and accomodating hosts. 👎🏻
