I stayed at the Park View guest house as a late booking due to a friend letting me down and was pleased to have found this place. It's less than a mile from town, which I could walk in 15 minutes and they give you inclusive breakfast, there's free on street parking and free WiFi. For the money you couldn't really ask for more. The room I stayed in was a single and my only complaint was the bathroom was realistically a bit too small (the width of the room is taken up 90% by the toilet bowl with the shower situated behind). Complimentary tea, coffee and biscuits were also present in the room. The inclusive breakfast is a full English with fresh tea/coffee and juices and was not too bad. All in all, a comfortable bed, quiet sleep with a few freebie extras included makes this a great stay.

Having stayed here for around 10 years myself and a friend always requested the ground floor twin room. At our visit last January we again booked the twin room for this year. I confirmed the booking before Christmas also confirming we would be given the ground floor room. Having received a confirmation email we arrived at the property to find the room had been given to someone else and the only room available was up 2 flights of narrow stairs. I have some mobility problems and my friend has asthma. The room was not a twin but a family room with a double bed in one room and a single in another. This spoilt our weekend completely and we wont be back. Not all disbilities are visible.

Not a bad place to stay and close enough to the city centre. Decent enough breakfast in the mornings and friendly staff. Free parking was much appreciated.

Odd little place. The room seemed fairly clean, the bed was beautiful with seemingly new mattress and pillows, however the duvet cover was old and needs replacing, preferably with a something a little more plain, as the red and black had aged badly and looked gaudy. The curtain pole had either been sawn in half from a larger one or had broken apart, the carpet had some stains and marks, the towels for the (tiny) bathroom were also cheap, old and rough. The bathroom also had exposed wiring where a light may have once been. The shower worked well unfortunately the drainage didn't, the water didnt drain away so i was left paddling around in it. Basic tea and coffee supplies, no decaffeinated or fruit teas. The only hot option for breakfast was a full English, which was ample and edible for my partner, but there was no hot vegetarian or vegan option for me, or even soy milk for a coffee. Thankfully York is not short of amazing cafes and restaurants and was only a short walk away. The free on-site parking was very handy, with CCTV watching over the cars too. All in all, we wouldn't stay again but it was a warm bed for the night.

Accommodation was pleasant, staff were always kind and friendly. Breakfast was very tasty. Would go there again!
