Beautiful room(with caracter) with a nice view, clean and modern bathroom, amazing kitchen (really in love with it, i want one! ), good food, charming and friendly host, cute dog, poneys and baby lambs. Nice walk around the property, with a beautiful lake and the beach only a short walk distance. Really enjoyable.

Thank you so much Karen ,this was our third stay at point farm ,we absolutely loved our stay yet again ,you made mum and I so welcome as always ,a fabulous tasty breakfast ,lovely room Fabulous location and so peaceful ,so looking forward to our next visit xxx

We had a lovely few days here, so peaceful and such beautiful surroundings. It was lambing season, so watching some of the premature lambs being hand fed was amazing. The rooms were lovely, we had a look at a couple of the others so we can bring my parents. We had the dog friendly room with patio door to a mini private yard, perfect. Karen our host was welcoming, friendly, knowledgable, helpful and very likeable The breakfast was gorgeous, so much choice and locally sourced where possible. The location is fabulous, you can walk along the cycle/footpath to Rye, or walk over the road to the stunning beach, or walk to the local pub - the Green Owl. We hope to return very soon.

Went to Point Farm for a long weekend in August with the family and our dog. What a perfect choice we made. Host Karen absolutely charming and so helpful in recommending places to visit and where to eat. Rooms cosy and comfortable, yummy breakfast, use of a barbecue if needed--we LOVED it and can't wait to return

We shared a warm and enthusiastic welcome from Karen and her team at Point Farm, the room was comfortable and the breakfast was really excellent. Karen went out of her way to make sure you had everything you needed to make your stay relaxing and stress free.
