Can't comment on the state of the guesthouse as I never got past the initial call. Woman was just out right rude from the offset and really put me off even attempting to book a room.

I've been staying at Meadsbank numerous times during the last 3 years, and it has always been a perfect stay. House is in a very quiet street, just nearby the main street and at 15 from the Uni by walk. The place is lovely and comfy with everything you need in the room (kettle, cutlery, bottle of water, biscuits...). The room for the breakfast is very nice, and you can help yourself tea, coffee, bread, croissant, yogurt, fruits and even homemade jam. Aileen, the owner, comes every morning for a quite a chat and make sure everything is alright. She is also very accommodating, once my plane back home had been cancelled and re-scheduled for the next day, and Aileen offered me to stay overnight without charging me. Being far away from home is never easy, but while staying at Meadsbank I had the feeling of being at home and I enjoyed every time I was there. I strongly recommend this place!

Stayed here for one night but never again as it was disgusting and unhygienic! On first meeting Aileen at the front door she told me off for pressing the wrong doorbell, then moaned about another guest. There's nothing warm and welcoming about this woman. Went inside and saw she has a LOT of dogs, I lost count. This was a shock as there is no warning about them on the website and I was not told she had them in the email before I booked. I don't dislike dogs but they're noisy and smelly and some people may be allergic. They were all shut in the kitchen and I could see them when Aileen opened the door. They are VERY excitable so, I assume, quite young and they tried to run out the door as she came through. She had to stop them getting out and shew them back inside. They seemed desperate to escape and I imagine when they are let out, or do escape, that they are like a firework going off! Being cooped up can't be good for them, especially with so many of them and one dog in the kitchen, let alone several, is not hygienic. Breakfast things are left out all the time on the dining table to collect dust. All the guest rooms are upstairs. I hadn't noticed before but their website states dogs welcome. These dogs will be going all round the house, sleeping on the beds, may have fleas and inevitably have ‘little accidents’. By allowing guests’ dogs to have free rein of the house, the owner will not think anything of allowing her own dogs to do the same. Guests are allowed food upstairs and can take plates and cutlery to their rooms. There is a notice stating any leftover food must be put in the bin provided. There is no reason to ask guests to do this unless it is to deter the dogs from eating off the plates! Even if there is a dishwasher, I do not want to eat from a plate or use cutlery that dogs have slobbered over! Unless you’re happy to live like this and can tolerate her sharp tongue, I highly recommend staying elsewhere!!

Lovely place to stay, I have been coming here most weeks for a couple of years whilst working in the area, and it's a home from home. You can disregard the slightly odd reviews, which I think are more of a reflection of the reviewer! There are a couple of dogs that stay downstairs and I haven't seen a single sign of them being allowed in the guest areas. The house is clean, Aileen is lovely and accomodating, and you won't get better value.

Awful!! Rude, unkind and one greedy landlady! We stayed at Meadsbank for one night (I still have the emailed booking as proof), oblivious to the fact the landlady's dogs go on guests' beds. Our daughter subsequently stayed for almost 3 months so got to know the landlady, Aileen, very well. She started off being kind and referred to my daughter as a ‘lovely girl ’ but, over time, we found out her true personality and about her questionable ‘terms and conditions’ which are not stated on her website and we only found out about over time, after we booked. She gives only two advance payment options; ‘cash only’ weekly or 4 weekly paid directly to her bank, for future specified dates you have to provide her with. No refunds are given whatsoever, even if you give her 3.5 weeks’ notice you won’t be needing the room at any point during that time. When she knows you won’t be needing the room, even if you have prepaid to use it, she gets you to pack up all your things, leave them in a pile and hand in the key so she can double book the room. She won’t refund you, so you pay for a room you didn’t use or have access to as you have no key and she gets paid twice by double booking it to two different guests! She leaves your room door unlocked and wide open during the day with the master key still inside the lock, when all your personal possessions are still inside in full view of other guests and no staff around! One morning, my daughter was woken up by hearing the landlady shouting at another guest for not disposing of the waste food from his plate correctly (because her dogs will eat it)! He was a young, international student and didn’t understand her written instructions. Not surprisingly, he left and never came back! She saw my daughter’s boyfriend call at the house one morning and assumed, from this, that they had been staying in the single room together and for some time! He had just called that one morning as he was in the area so they could walk to university together! She told my daughter to leave but double locked the front door from the inside so she couldn’t get in and get her things. All her personal effects and study books were locked inside which she needed for lectures. Aileen then dumped all her belongings in bin bags outside the house!! She’s now refusing to refund the remaining 2 weeks’ B&B that we prepaid her for. She also has 6 dogs, which you’re not warned about, who she allows to freely run around the house. They bark a lot, rummage through the guests' bins for food and go on guests' beds. She threw my daughter out for no reason when she had done nothing wrong; she is only 19 years old! This is an entirely honest review based on 3 months' experience witnessing first hand what goes on 'behind the scenes' here and finding out what the landlady is really like. Unless you stay for a prolonged length of time you would probably never know, hence the positive reviews from short stay guests. There is no malice: we just want people to know the truth. Avoid this B&B at all costs and stay somewhere that's hygienic, who doesn't double book and treats their guests with courtesy, kindness and respect!
