I rented a room in a shared house during my student years with K B Roman. It stands out as the worst place I've ever lived in and despite us complaining about the broken appliances, mold, and no heating, nothing did ever get fixed in the one year that we were there. And at the end of it we had our deposits taken as I recall, for the very problems we had been complaining about.  If it's bad enough for me to remember and write this review 10 years later, I'd say that sums it up well.  Oh and do ready the other reviews on here, I see that my experience has been shared with many others!  One thing that is very impressive though to be fair - they are still in business!

Pretty awful experience - my room was covered in mould for the first 4 months of living there which I repeatedly complained about. I ultimately ended up having to sleep in a different bedroom - the issue was only resolved when I begun to get the council involved after months of practically begging them to get it properly sorted.  They don't respect young people who are renting from them.

Upon arrival property had minor cleanliness issue which we bought to the agency attention and they arranged for a cleaner to come out on our chosen date , staff are lovely at the office

Cockroach infested flat 358-360 Stratford Road. First week of moving we found a huge black cockroach. There's a reason why the price was low so be weary as we were not aware of the infestation. Had to get rid of/leave behindmost of my belongings bed, wardrobe, coffee table, microwave as cockroaches can stay in there to move into your new residence. Before moving in on the website it said council tax paid for but after receiving a letter from hmrc the lettings claimed they do not cover that so keep an eye out for that on the contract. Alan the maintenance guy was a great person though!

Terrible experience, KB Roman Selly Oak I won’t forget. Staff  lady from the selly oak office with glasses incredibly rude and useless. We moved into the house and it was dirty after they said cleaners would clean it before we moved in, one of the cupboards fell completely, injuring me and no type of compensation was given.They claimed we didn’t clean the house properly after we took pics and asked for their report, said they would take out the deposit, but didn’t back their lies. All they care about is the money being paid. We ended up getting our deposits after days of persistence and reaching the office. I will never ever get a place with them and I hope people think twice.

Extremely rude and unprofessional. Properties may be rented at prices that seem reasonable. However, I would stay away from this company as the way they conduct business is terrible.  They also take ages to return any money which is owed to you and if you question them about any refunds they get very frustrated. I once recieved a very aggressive email in all caps when I enquired about a refund.
