My wife and I had a one night stay here to attend a local wedding and couldn't have chosen better. For me a good B&B should feel like you are 'at home' and Sarah and Paul deliver that in spades both as hosts and with the accommodation. Comfy and well appointed and really..... homely (I know I'm repeating myself but it was!!) plus a lovely fruit platter and full English for breakfast. Sarah was really helpful making sure the room would be available early for us so we could prepare for the wedding and arranged taxis for us to and from the venue. In the morning we asked for some local advice and she recommended what turned out to be a lovely coastal walk between two really nice coastal towns. We had a fantastic weekend all round and Bay Tree Cottage and the advice we received for a Sunday out all played their part. Would happily recommend and visit again. Thanks Sarah and Paul!!

I have just returned from a four night break at the Bay Tree Cottage in Fakenham - booked at the last minute as I suddenly decided to go on a painting course in the area. What can I say? I received such a friendly welcome into this lovely Edwardian home and was shown to a delightfully comfortable and warm room, complete with every amenity (including home-made lavender biscuits). Everything was warm and comfortable - my hosts, Sarah and Paul, could not have been more accommodating and kind. The breakfast was superb, although I could tell Sarah would have liked me to have eaten more (I'm a no-breakfast person, as a general rule). Eggs from the free range hens in the garden, freshly prepared fruit salad... I could go on. I have booked to stay again in May on my next painting course. I can hardly wait!

We stayed at Bay Tree cottage on Easter Monday after a day at Fakenham races. our whole experience was superb. Sarah & Paul are such good hosts and genuinely nice people. When we booked and mentioned the reason for our visit, Sarah immediately offered to drop us at the racecourse, which due to the weather was very welcomed. The cottage is in a quiet road and only 5/10 minutes walk into town and about a twenty minute walk to the racecourse. It is a charming cottage with a lovely garden. The rooms were very comfortable with twin beds. Ours had an en-suite shower room and our Son's room had a bathroom across the landing. There are many nice touches with an iron and ironing board in the room, along with a small torch, and a good hairdryer. Tea and coffee making facilities were topped off with chocolates and wonderful homemade shortbread. After a good nights sleep we were served a fantastic breakfast. Sarah made a lovely fresh fruit salad to start and there was a choice of cereals and yogurts. Our full English breakfast was superb with local produce freshly cooked and eggs from their own hens! Overall a great experience and we would all thoroughly recommend this B&B Thanks Sarah & Paul for looking after us so well and with genuine smiles.

This is now our fourth stay with Sarah and Paul, and again, the consistent high standard is evident in every aspect of what they have to offer The welcome given made us feel like we were one of the family coming to stay, rather than paying guests. The lovely rooms are very warm and beautifully furnished with very comfortable beds and the familiar home made biscuits provided with the tea and coffee making facilities, ( a proper little jar of coffee too, not those fiddly little sachets!). The house always quiet with a lovely feeling about it, not to mention the beautiful view across the garden. Breakfast was again delicious as well, everything organic and fresh; Sarah once again catered perfectly for our dietary needs - thank you. Sarah and Paul are genuinely welcoming hosts and we are looking forward to our next visit. We will possibly be staying for longer in future and therefore hope to take advantage of a home cooked evening meal during our next stay.

Excellent bed and breakfast. Informal, friendly and comfortable. The breakfast was delicious and the couple that run the bed and breakfast were lovely.
