Less Than One Percent handled our recent house sale and the experience has been such a positive one I would happily recommend them to anyone selling in the Northampton area.  We originally contacted other estate agents but Rob’s no nonsense approach and his knowledge of the Northampton market convinced us to go with 1%. He suggested an asking price 23% higher than the other agents were recommending and then sold our house on the first day of viewings for more than the asking price.  Throughout the sale process Rob has been in constant contact and any emails or phone calls were answered swiftly. We were fully informed and given good and sensible advice and reassurance throughout the sale process. With Rob’s guidance the sale process has been quick and painless.  We cannot thank Rob and Less Than One Percent enough for the professionalism and superb service they have shown us in the successful sale of our house.

We've just bought our first family home through Less Than 1% which definitely deserves 10 out of 5 stars. Their communication is excellent, they never put pressure, on the contrary, I felt that Rob was with us in the buying process during this period when the interest rates changed radically. Rob was truly exceptional, patient and professional. Friendly and helpful right from the start, he was always respectful and straight to the point. Amazing estate agents! We can’t rate them highly enough. Rob was fantastic all three times we tried to sell and move getting it sorted on the last. Always contactable, friendly and easy to work with. Rob and his team provided us with an excellent professional service from start to finish. He kept us informed throughout the sale which at times wasn’t as straightforward as it should have been due to incompetent solicitors. He was patient, thorough and always available with his expert knowledge.  Had we followed the advice of two of Rob’s competitors we would now be potentially £50,000 worse off. Rob is unlike other estate agents we have encountered, he actually listens! We have another property we wish to market in the future and wouldn’t consider any other estate agent. We would highly recommend Less Than 1%.

Rob at Less than 1% was great! He sold our house within 24 hours of it being on the market... and then kept our buyers etc. updated whilst we tried to find somewhere to buy. No doubt, if it wasn't for him and his reassurance and updates, we would have lost our buyers and our long chain would have collapsed. Would 100% recommend and will definitely be using his services when we decide to move in the future!

We put our house up for sale in August 2021, just as the market started to get interesting with mortgage rate increases and general uncertainty due to the rising cost of living.  We chose Less Than 1% because we liked their approach to selling from fees to open houses and what felt like a realistic valuation.. Rob and Natalie were professional throughout, ensuring we completed any tasks needed to expedite the sale. Natalie took care of the photography, floor plans and clerical side while Rob conducted the viewings.  We quickly had our first offer which was sadly retracted a week later due to market jitters. Rob quickly lined up more viewings, this time we had two offers and followed Rob’s advice to accept the offer from the buyers with a smaller chain, despite the potential to get a higher price from the other party.  The sale finally competed on 21st December after a few delays, what was clearly demonstrated during this time was the relationship Rob builds with his clients and purchasers, which allowed him to keep us up to date with progress from the purchaser side too. There was plenty of communication from Rob throughout the sale process, mostly by text / WhatsApp but that was ok despite us liking a good old fashioned phone call.  Despite the turmoil going on in the world, our sale completed without a hitch, with many reassurances from Rob when we raised concerns of the sale falling through whenever things went quiet.  Rob and Natalie are a great team and provide an excellent service for a very reasonable fee. Rob works very hard to ensure the sale stays on track. From the talented Natalie taking the stunning photos, to Robs efficient liaison with all parties which ensured the smoothest process possible, I cannot speak more highly of this team. Our purchase took nearly a year but that was no fault to Rob. He was consistent, supportive and maintained great communication. From start to finish, Rob kept us updated and answered any questions we had. Would definitely recommend.
