Lovely warm Lancashire welcome from Jackie great communication prior to arriving.
Only stayed for 1 night but everything was great. Lovely property just a few minutes from the town. Fantastic comfy bed with gorgeous bedding. Great shower and bathroom lovely breakfast .... can't fault it and would definitely recommend it 😀

Beautiful Boutique Hotel. Really nice welcome. Breakfast there was huge amount of choice. White Fluffy Towels. Highly recommended x x

Rooms are decorated to a very high standard, very clean and good amenities. Teas and coffees are in a proper China dispenser and not a box, little subtle touches of elegance make the experience worthwhile and the breakfast was very tasty, with good service from Jackie, Sam and other members of staff. Highly recommended.

This B and B is rubbish.  The owner wasn't in (gone out and her phone battery was dead) and the emergency telephone number was nor answered by the relevant person.  After an hour of waiting in the wet, cold and dark night I have up and went elsewhere.  The owner texted me at midnight and a few times the following day to give me her sincerest apologies for her dismal failure in not letting me in and for my inconvenience.  My inconvenience included having to sort out an alternative hotel, paying for taxis, getting cold, wet and being anxious, missing my dinner and having wet clothes ad the rain soaked through my suitcase.  The owner took no responsibility or made any offer about this.
What was worst though us then she told lies on TripAdvisor and retracted all the responsibility and apology she had made (even though I have her texts as proof) saying she is not responsible for bring in to let people in.  DOH!!  Worse still is how she got another resident to support her lies, in exchange for a free stay.  
This place might be nice, but only if you get in through the front door.  If you read the reviews you will see that getting the owner to honour the booking and her being in to let you in is a lottery.  Take your chances...after my appalling experience and her being a liar, I certainly wouldn't go back.
