First the positives: friendly staff, good full English breakfast and decent sized rooms. However on a negative side the bed was springy, the shower ran off the taps so went from freezing cold to boiling hot making for an unpleasant wash. The sound proofing is not good you can hear a hand drier go every time someone uses it.

Good value for money, friendly welcome, nice breakfast, some rooms seem more recently refurbished, our room was nice, others seemed to be in need of refurbishment, our bathroom was a bit dated but clean and functional.

The Hotel is conveniently located for the motorway network around Preston. I received a warm welcome, clear instructions to my room and useful information about accessing the property out of normal hours. Check-in was effiecient and straightforward. My room was basic with a small TV, couple of chairs and a table in addition to a wardrobe and chest of drawers along with a kettle and provisions. My bed was comfortable and a large radiator provided plenty of warmth though the bathroom did not have it's own heating or heated towel rail. The biggest disappointment was the shower which provided little more than a very fine spray of water. It was inadequate to be honest. Nonetheless, everything was clean and well maintained and better than I expected for a 2 star hotel.

Stayed between Xmas and new year while visiting relatives. Very good value. Nice and warm. Good breakfast and very friendly helpful staff. Would definitely recommend.
