I've stayed at the Rosebank a lot with work. Always a nice friendly reception from Michelle. Rooms are modern and clean with a fresh decor. Beds are comfortable and breakfasts are cooked fresh to order. Each room has a smart TV which is brilliant when you're away all week. I can't praise this place enough.

Clean and nicely decorated. Hosts are very friendly, approachable and helpful. A great selection for breakfast will set you up for the day. Would definitely stay again.

We were made to feel very welcome from the minute we arrived. Lovely food and rooms all clean and modern. A great stay.

I would have given no stars but google wont let me....omg...where do I start with this dirty terrible place.....for starters this guest house is where the local council put homeless people. ..so dont be surprised if you bump into a couple of local tramps/alcoholics in the hallway...but the landlord does not let on to this....we didnt feel safe at all...apart from the dirty tiny rooms we had to endure loud music and foul language till 4 am...and I personally believe my bedclothes hadn't been changed for some while....after only getting about 3 hours sleep we went down for breakfast. ...I really couldn't believe it but when we sat down at the table the plates ..cutlery. .etc were glued to the table with about 10 yrs of dust/grease..breakfast itself was disgusting. .inedible. .to top it off we had to endure the landlords small children actually playing/sitting UNDER our breakfast table with soiled nappies on...we were so glad to leave. ...
