We rented with Linley & Simpson Leeds City Branch for 1year. The legally binding lease agreement seems to only apply to the tenant and Linley & Simpson seem to think their own lease agreements don’t apply to them. The lease agreement said they have 10days to notify us of deductions from the deposit at the end of our agreement they took over 2.5 weeks to notify us of deductions amounts and when I quoted the clause they said I’d have to go through a length dispute process if I wanted to challenge them on the deductions. They charged us for cleaning even though we left the property spotless and in a far cleaner state than we received it in we received the property with a carpet moths infestation, dust covered carpets and blinds, leaking taps…. The lease also says they have 10days to return our deposit once the deductions are agreed. They completely ignored this took over 10days to return the bond and it took me several emails and calls get them to do this. Not to mention everytime I emailed our property manager they had left the business, we had 4 different property managers over 1 year.
I deal with Linley and Simpson regularly, and I must say that Spencer is one of the best estate agents in Leeds. He is incredibly efficient, ensuring that every transaction is smooth and hassle-free. His honesty is something I appreciate, as he always provides clear and accurate information, allowing me to make informed decisions. His dedication and professionalism make working with him a pleasure, and I highly recommend him to anyone seeking top-notch service in Leeds
I contacted Linley and Simpson on September 2023 to rent a flat and Spencer Williamson took care of our needs in a very professional and kind way. He was patience, very fast in his communications and understood our needs very well. This year he helped us again in finding another flat and he was as professional as ever. Wonderful experience overall!
Linleys in the City Centre were one of the worst companies I’ve ever had to speak to. They favoured the landlord & the landlords financial returns over being transparent with us as tenants throughout. They offered us no help or support over issues such as a broken boiler and costly associated bill, nor did they offer support with a Tenancy Deposit Scheme dispute which we rightfully won against the landlord. They would dodge calls and emails regularly over things like returning our deposit or key maintenance within the flat. They kept changing our moving dates and really just saw us as a cashcow. Luke was disinterested and disingenuous throughout. If you’re looking for a rental property in Leeds, I’d pretty much suggest anyone else but Linleys.
Absolutely superb service by both Amina and Spencer! Within 30 seconds of walking into their offices, I was made to feel at ease, Amina answered all my queries perfectly, and even managed to squeeze me into 3 viewings that same morning. Fell in love with an amazing apartment which I've decided to go ahead with. Went back and dealt with Spencer with regards to application forms etc, and again made me feel like a truly valued client. Both Amina and Spencer are genuinely lovely, and I'm super glad I've met them both. Definitely my kinda people I like to deal with. Thank you both once again!
Extremely unprofessional company, put my partner through a lot of upset due to their negligence and constant miscommunication between themselves. Quick to want money from him but not be reasonable with the money owed to him on their end. Would avoid at all costs unless you want to be breathing in mould and having your belongings damaged to due to leaks they won’t fix and maintenance issues they ignore.
Most unprofessional lettings company I’ve ever seen/heard of. My partner began the process of applying for a flat in central Leeds at the beginning of May. When his application was accepted it was the simple standard referencing checks we expected however for 3 weeks he was messed around by this company and their partner company good lord asking for ridiculous proof of income asked to prove he had 10 grand in savings to rent a 800 pcm flat He always replied within half hour to hour of receiving emails and was told multiple times it would be the last thing he required only to be asked yet again for more information and they would take days to respond back dragging out the process. We were told at the beginning of may the landlord wanted him to move in for the 30th however since then we had no indication his application would be approved or accepted. On the 31st after not hearing from the company for 4 days they decided to spring on him that he had the flat but would need to sign the papers that day by 5pm or it would be back on the market, they were extremely rude and had no sympathy for the fact he had nothing packed, had assumed by this point he wasn’t getting the flat and had had to pay his rent for his current property as they had taken so long. They left him in a financially impossible situation as he can’t financially pay for 2 flats at the same time, he had to refuse as he was put in a position of having no other choice. Their response was to refuse to return his holding deposit. They had previously admitted it was their fault it had taken so long and apologised and recognised their issue but when it came to him asking for his money back they switched it round and all of a sudden it was his fault UNPROFESSIONAL, RUDE, AND WILL STEAL YOUR MONEY
Personally a bad experience!! After viewing some properties it was clear to see the lack of managment around maintenance. To enhance the bad experience the communication and updates from management were none existent. The communication had was always contradictory. Unfortunately, this company doesn't seem reliable or provide confidence to potential clients. The warning signs are there for an unforgiving tenancy and end of tenancy complications.
Don't deal with this company. I meant to move in 30th and I apply this 11th. I'm still going through the process beyond joke. Management skill questionable goodlord pass the joke people who work there absolutely joke no connection between letting agency. They ask me pay £9.500 whole year while country in economic crisis. I always deal with martin and Co first time I deal with this people very unprofessional maybe Management should go cross road and learn something.
Andy Bonner has been really helpful to me recently, which echoes my general experience with L&S over the past decade. Always professional, polite and efficient, willing to go the extra mile - even with tricky situations. The 5* review is not just warranted but well overdue! Thanks Andy.
