This is one of the best agents I have been with so far. They helped us find a good place for cheap rare and the property was very clean and nice. While moving out, they returned our deposit as well unlike other estate agents. So 5 star for their service and behaviour. Thank You . -From Pradarshita and Manzeet.
Put a property under/offer with them and paid a holding deposit. They then went silent for over two months, when our solicitor managed to get hold of the other side the property had been clearly mismarketed and was essentially unsellable because of a number of clauses in the lease. We are in the process of trying to get the holding deposit back but are getting ignored. I cannot stress this enough to anyone who is considering doing any business with this company DO NOT DO IT. They are just a bunch of chancers and crooks and definitely do not trust them with any of your money. Reported the case and hopefully the money will be returned soon but massive waste of time dealing with these con artists.
Was urgently looking for a property whilst juggling /tackling other issues but somehow was made to feel like I was inconveniencing them and they would only accommodate me at times of their choosing, proposing times last minute and not responding when I did acquiesce to one of their recommended times they did not respond so I was left hanging until they made a suggestion last minute or via randomly selected mediums of communicationsno warnings I had to guess, just stumbled on an email from them, I was communicating via Spareroom and WhatsApp at the time. The sentiment with them is that you do not have a say and have to dance to there tune. Incredibly disrespectful. Perfect if you have infinite financial resources and do not work then you can accommodate the viewings that they hurl your way. You need contortionist flexibility as they are rigid and unaccommodating as hell and I am now in a more dire situation. I hope to have a roof over my head this Christmas and know where not to look. A little added bit, rather than take what I say into consideration the have chosen to get accuse me of lying about my experience and say that they are busy which means that they overbook at the expense of the customer for commercial gaintheir own needs whilst ignoring the needs of the person looking for a roof over their head. There were 2 properties and I never got to see any because they offered times whilst I was working, times in which I had specified I was unavailable and offered times last minute yet somehow they have concluded this to be unfounded!?!.... Would the like me to show their scattered communications or would they rather work on improving aspects of their business. This is people's lives they are dealing with so put away the ego and greed please?
I had a viewing for a room and was sent numerous reminder emails and a few text messages, one of which was sent the night before reminding me again of the viewing for the following day. I went to the property and no one was there. I called the number provided by the agent to be told the room was no longer available and that they sent an email to inform me. Totally untrue and they completely wasted my part of my only day off this week. My advice is don't bother using this estate agent and go somewhere else.
I went there to look for a room. I found one, but they asked me to pay a non refundable 150 pound for background check, which will take a week, and I may lose the money if they are not satisfied. I even have employer and previous landlord reference, but that is not enough. This is really crazy and do not recommend them.
Like many other reviews on here 1 star is way too kind for this agency. Completely unprofessional behaviour from all who conduct their business like a scam operation. Before putting a deposit down for two rooms in a property I asked them what documents I would need and what I can provide. They assured me that my application would be fine to go ahead with said documents. Deposit placed and then a couple of days later to they contact me saying they can’t proceed with my application because I can’t provide a certain document. Lost £250 to this scamming agency. Please avoid as much as possible. Let’s not forget to mention various people living in properties they advertise. 4 room house with 8 people living there.
Be careful with this agency. They are unlawful at All. They has been reported in many councils ,Citizens advice ,Shelter. Any problems with them call the Shelter right now..Shelter will call the police for you. THEY ARE RACIST ALSO
The worst 'estate agency' I have ever encountered. If, like me before this experience, you're reading all the 1-star reviews and thinking 'all London estate agents are rubbish, it'll probably be fine' – it will not be fine. Don't even think about it. We were looking for a place to rent as four sharers, and wanted to put an offer on one of their properties. They immediately asked for our holding deposit without gathering any information about what we did, our income, our move-in date, our tenancy length, our right to rent status etc. A red flag at which point we should have moved on. Once we had clarified all of that information with them, we stupidly paid a holding deposit to reserve the property and sent them everything for referencing. They then informed us that the landlord did not have a HMO licence required for 3 or more sharers but that they wanted us to lie and say that we were related to each other completely illegal. By this point it was apparent that the tenancy would not be viable, but they refused to return the holding deposit for some days, pressuring us and arguing that they wanted to "convince the council that we had a close bond". Eventually they did return the holding deposit but the process has been a huge waste of our time and energy at an already difficult time. Afterwards, they tried to get us to re-apply for the same property, claiming that the landlord had decided finally to get a HMO licence this process takes up to 3 months. I highly doubt that any of the 5-star reviews are genuine they appear to be written by friends and family. I will be reporting them to the Property Ombudsman in the hope that a regulator can shut down their "business" and prevent them from scamming people in the future.
Former tenant. Horrible agency. The agents walked into the house repeatedly without written consent or any notice for that matter, would rent rooms to people of questionable character such as weed smokers, smokers and problematic people and would be very slow to take action unless it would cause them to look bad or lose money. Very unprofessional way of communicating, not responding sometimes and being aggressive at others and ask tenants to leave for complaining about them. they repeatedly ignore tenants' valid concerns and are not interested in improving their services or care for the tenants' well being in the home. They also would never fix anything in the home. I spent an entire winter with a broken window letting cold draft in. They also do things in a very shady way law-wise. I would recommend never getting involved with this agency if you treasure having a peaceful home environment.
SCAAAM! Please do yourself a favor and do not fall in this trap. He is in Spareroom under the name of "Andrade Wellington" and "upper estate". young guy but is actually an old guy looking to steal money from you. So I put myself in contact with him. I visited a room and I said immediately I was interested, 2 minutes later, he sent me a text saying, someone else just called him and make him an offer of the room for more money, and that I had to make a highest offer if I wanted the room. WHAAAT?? Then the process was make them a transfer of 180£ non refundable to book the room and after that I need to upload myself all paperwork via a platform and then has to be approved by the landlord. By the landlord? he is supposed to be an agency and shouldn't pass already the responsability to anyone else. Very shady!!!! So I sent them the transfer and he said the room was taken by another person and they are not able to send me back MY money because it was my fault don't do it earlier. Like 2 hours ago and we had an agreement. Still fighting for my money back. THIS IS A FRAUD
