Breakfast is outstanding! Rooms are exactly what you need, a place to lie your head 10 mins from downtown Dublin.

This was the only B&B that we stayed 2 nights in. The location is great. Just a walk down from the tram and a couple stops from downtown. The Irish Breakfast tasted the best out of the other Irish breakfasts we had, but the deal breaker for me was that we were told that we had to switch rooms for the next day and we were moved into a room with no bathroom. From my knowledge, the gentleman said that he would switch our bags to the new room which was fine, but never said to come find him before we left to go adventure to give him the key. I assumed he had a spare. Anyway, my gf went out for 20min and came back to rest and he went on about how she took the key and that she cant go in the room and that the new room is not available to go in either. So she had to sit and wait in the car until I came back. I don't understand why he couldn't put the new guests in the room he switched us into. It wasn't horrible, but it didn't feel welcoming like the other b&b's we've stayed at.
