I used this service several years ago when I had a serious issue with a freeholder and it was brilliant, was given solid advice and I didn't have to approach a separate solicitor in that case. I've had several appointments with them over the past few months in the hope that I would eventually get to speak to a decent advisor and unfortunately have found each of them disappointing. Noone I spoke to wanted to actually give me advice and I was told to speak to a solicitor. The only thing they seem to want to do now is point you to particular pages on their website or give you quite generic information that I already knew. It's gone downhill unfortunately - should consider removing the "Advisory" part of the name.
Incredibly useful service. I didn't have to wait long, and the advisor was well-informed, clear and concise and listened carefully to my query. A much needed source of information on what is a difficult topic for non-specialists.
Despite a detailed phone conversation with a very helpful lady named Geraldine - who advised me to send documents prior to the appointment which she kindly arranged for me - unfortunately I did not receive a call for my appointment today. Because I needed this advice urgently, I accepted the appointment for New Years day and rescheduled my plans. I have had one appointment previously - However, although the advisor was nice and called on time, it wasn't very helpful because it was too general and the advice I need is specific to my lease.
Despite a slight wait and being allocated 15 minutes for the appointment, the legal adviser Craig went above and beyond to provide comprehensive information and advice. He apologised profusely for the wait, although it was most likely due to the demand of the service and not the fault of LAS. He was personable and extremely knowledgeable, answering all my questions with a level of professionalism I have not encountered in public services for a while; I would have nominated him for a Wow! Award or whatever it is called based on this factor alone but the link appears to be broken. It is a difficult subject to contend with, getting the management company to resolve the smallest of tasks is a nightmare despite escalating management fees but I was treated with compassion and given the confidence to proceed with the onerous task of facilitating a Resident's Association. For months the management company have avoided and obfuscated that I had nearly lost hope and was starting to feel frustrated with nowhere to turn. I am very happy with the quality of advice I received and the follow-up e-mail which reflects the exemplary customer service. I feel more reassured, with the confidence to go forward. Thank-you.
I am nominating Richard Hand three times because he wrote three very helpful, clear and specific pieces of advice which addressed my questions and were very much to the point.They all arrived today after a little delay but it was worth waiting for, The advice concerned what to do about a Tribunal appointed manager, a surveyor and a building contractor who had failed to give us the sort of service we deserved and had charged us a lot of money. In spite of spending at least double what the cost should have been, we still have water penetration into our roof. We also needed advice on how to handle a difficult leaseholder. His advice was concise and pertinent.
I do not recommend this service. I give one star only for receiving the call on time. I felt the advisor was overly defensive and abrupt when I told her I could not hear very well. I was very anxious, and I felt she did not give me any solid advice, I had to push her all the way, the advice she gave, I felt would send me further down the rabbit hole very wishy washy, not suitable for real life situations. I recommend the website, but not the advisory service, they do not appear to be able to give direction even when you push them. I know this service is free, but I'm very disappointed, I feel Google and forums gives better advice. I'm not sure what this services role is? If anyone at this service reads this, please acknowledge the people who come to you are very anxious and have sleepless nights due to their problems. It's better to have advisor's with people skills.
Like many others I'm afraid my "advisor"'s favourite phrase was "you'll need to speak to a litigation lawyer". If I could afford one I wouldn't be on the phone to LEASE. Complete waste of my time and I'm no further in getting the guidance I need. It seems the corporate giant of a freeholder will win time and time again until the little people like us get the help we need. IN RESPONSE: I didn't ask for any litigation advice. I asked for understanding on what rights I have to enforce action or not. I had my Lease in front of me but at no point was I even asked what it specifically said.
I used the Leasehold Advisory Service as a starting point to reviewing and updating my 50-year old lease. The lady with whom I spoke was knowledgeable and personable. She was able to give me five clear points from which I can now move forward. A great service and a very productive 15 minutes.

We started the procedure in October of 2021, and she has been trying everything in her power to frustrate and delay the process, because I commenced the Right To Manage against her, where I was successful, and ever since she had been nothing but trouble. However, in light of the Leasehold Reform Act, she has been hoist by her own petard, as according to your colleague Olubunmi, I will be able to have a Lease extension for 125 years, with Peepercorn Ground Rent. Halleljuiah, thank you so much, just amazing. I feel so relieved I cannot tell you, I have been feeling suicidal because of her actions. I had a fixed appointment with this outfit today - and they couldn't be bothered to answer the phone. I waited 25 minutes. They're useless.
