The worst thing I ever did was allow Homes 4 Let to act as agent for my property. I signed up with them hoping I would be helping council tenants have a real family home rather than being placed in Bed and Breakfast accommodation. What I didn't know was that rather than contacting landlords with issues that arise to be fixed time to time, Homes 4 Let seem to work in conjunction with an Enforcement Officer at the council who will issue an Enforcement Notice for works, rather than just telling the Landlord what works need doing. This enforcement notice means you cannot give the tenants notice for six months. They wait until the six months is almost up, then find another reason to issue another enforcement notice meaning you can never get them out. The tenants seem to know this is the case too, as on numerous occasions they haven't allowed workmen in to fix the problem they've complained about! You will also want to get the council tenants out because they don't pay! This month I am now unable to pay my mortgage because I've been told that yet again the tenant hasn't paid.
Furthermore, your mortgage company will charge you more if you have council tenants in rather than private ones; if they allow council tenants at all. 
The stress has made me ill. I hope this review helps you avoid making the same mistake I did by signing up with them.
