Very good Guest House, ran by a nice couple who take great care to ensure you have a good stay.
The place has recently been refurbished and is very clean and tidy.
Breakfast is delicious, a perfectly sized full English.
Nice reception room for guests to use.
Good location close to nearby amenities.
Would recommend to others.

I visited East Lyn House rather off peak, but despite the weather had a fantastic stay. The image below was taken from my bedroom window, I absolutely loved the sound of the river. It made for a magical atmosphere. As a naturalist, I was wowed by the River Dippers (an uncommon, thrush-sized bird) diving in and out of the fast flowing river. Right from the hotel we walked for several miles upstream and enjoyed the tranquil, forested walk. A great spot all round! The rooms were clean, spacious and well appointed. The breakfast was great too, with locally sourced ingredients where available. I'm already planning another visit.

Really enjoyed the stay here. Very welcoming hosts, and breakfast was fab. Would happily recommend.

We have just got home from a 3 night stay over Easter, at East Lyn House.
We were greeted with a friendly welcome from the owners Helena and Richard who we could not fault. Very approachable and were helpful with local knowledge of places to eat.
The room was spotless! I'm fussy but I felt totally comfortable. We were in room 7 which was at the top of the house. 2 Windows, 1 with a view of the house opposite and the other, views of the river leading down to the sea. The room has been very recently decorated with a comfortable king size bed and a ensuite shower room which was also spotless.
The tea tray was filled with most flavours of tea, coffee and hot chocolate which was lovely especially with the biscuits which were all replenished daily.
My only very minor annoyance was that, even though there were plenty of sockets in the room, there were no sockets near the mirror, so made straightening my hair difficult.
Breakfast was served between 8.30 and 9.15. There were lots of choice of cereals, yoghurts, fresh baked warm croissants, fruits and toast which you helped yourself too. Helena took our orders for hot food which included a tasty full English, egg on toast, salmon & eggs.....which were all great quality and perfectly cooked.
The guest lounge was lovely to relax in, with the fire and trying to complete a jig saw after a wet day walking.
Parking is free at East Lyn but is a "lil tight" when full. It's free though and on site, which is rare in lynmouth.
All in all, it was a fantastic few days away in an all adult B&B in the beautiful town of lynmouth. Thank you Helena and Richard for your hospitality.

A thumbs up from us. Our room was a little small but the views from our windows made up for that. Breakfast was perfect. Parking is problem, on a very steep slope and you only get a space if your lucky, otherwise its parking on a public car park.
