I don't like writing negative reviews but this one is, alas. This advertises as a bed and breakfast but notified us no breakfast. A sign at self registration said it was due to Covid. Really, in 2023 when even the town pharmacy does not require masks? There was no soap or shampoo in the shower dispenser and the towels had residual tobacco smells. Functional, cleanish, and well located. We've stayed in a lot of places in Scotland in the last two weeks. This was well below the median at this price.
It's close to lots of things and the people who run it are very nice and helpful. The breakfast is excellent, really good, but I would recommend not getting the cheapest room like we did, which was literally 70 steps to the top floor and very, very small. We stayed there at the start of our hike on the South Downs Way and for that it was fine. But it was clean and check in was easy.
The B&B is located on a busy road but even though facing the road the noise level in our room was alright. There is however room for improvement regarding water pressure, which makes showering take very long. What I have to underline is the impeccable cleanliness as well as the very friendly owners willing to help wherever possible. Breakfast is also good and consists of the classic British as well as cookies, fruit, juices and yoghurt from a buffet in a nice room.
Well, where do we start ....? There was no breakfast because there is no staff but we had booked 'room only. It was cold, the facilities are non existent, it was dirty, it was bad. Carpets were beyond threadbare, the smell from the bad silicone job in the bathroom permeated through the room. [ very strong ] . Dust and stoor everywhere, whoever does the cleaning obviously doesn't do a good job. We were a bit suspicious that the sheets on the bed hadn't been changed, instead they had been spread over again. There was no soap, or shampoo, ....... hey I could go on, but let's just say "we'll never be back" have a look at the pictures and make your own mind up ..... if you were stuck, with no other option .... then OK, but Fort William is stuffed full of B&B's so I don't think you'll ever be that stuck.
I'll start with the positives - good tv reception. Comfortable bed. Good location. Border Biscuit. Negatives - room for better hygiene, I noticed the area around the sink was dirty and easily cleanable, same as the bathroom floor, needs a good sweep and mop, toilet needs to be thoroughly cleaned. I went around the room with Dettol wipes given Covid-19 and they were black. Dead bee behind the bed, again easily cleaned, thick dust by the radiator - completely noticible, toilet brush... Need I say more. Smell of stale smoke in residence, on bed sheets, towels did smell as though they had been washed and were neatly folded but again stale smoke, I didn't feel comfortable staying here as it just felt dirty which is worrying given the current global pandemic. Old signs indicating a different couple ran the place but no longer do. Seems they built up a great reputation which isn't being upheld. It's a shame as it could be so much more. I had to play the floor is lava when in my room. Not worth the amount charged. Didn't make use of tea making facilities as it all felt dirty. I really hope the owners up their game. Payed £140 odd quid for two nights... Never again
Wouldn't recommend this guest house. Saw really good reviews about it and the owners May and Norrie but it would appear that they have moved on. As they say, a business is only as good as it's people! Biscuits in room which were out of date in 1 days time replaced with biscuits, yes you guessed it, out of date that day! Bed not made up; towels not changed; sausages barely cooked and as we were in the heart of the Highlands no haggis or black pudding for breakfast; tasteless Petit Fillous yoghurt. On a positive note the room was at the back and so, quiet; WiFi free and good signal and plenty of hot water for shower and good pressure; the toilet fan worked and room was warm and clean. Ok biscuits changed and towels provided after commenting but bed not turned down! Sausages cooked longer next morning. Methinks a rethink on what provided needs done considering our friends who were elsewhere in the Fort had a massive improvement for £4/night more and in a hotel too. Looking around the web, accomodation in Fort Bill can be more expensive than other Scottish locations of which we have stayed a plenty. Must be Ben Nevis and the remoteness that hikes the costs here.
Very clean, spacious room. Looked recently decorated despite the owner saying not. Lovely cooked breakfast. Friendly hosts that will give you loads of info on where to visit. Top marks

Great guest house, comfortable room, very quiet and the breakfast was great. Service was brilliant, a lovely welcome and excellent treatment at Breakfast. I would absolutely recommend this place. Call directly to book. Nicely located very close to the centre and on the main road from centre to Inverness.
I wouldn't Let my dog stay here. Our room hadn't been cleaned. The amount of dust and dirt in don't think it had been hovered or dusted recently. There is no human contact. You check yourself in and out
