I am writing this review to address the PIC Vanessa. Honestly the living environment is alright, the people I meet here is awesome. The deal breaker is having to constantly deal with Vanessa — the agency owner / PIC. Constantly ignores emails on any inquiry, and return blame after following up emails BECAUSE YOU NEVER REPLIED TO BEGIN. Wifi hasn’t been working for almost 2 months now, I am complaint by Vanessa by “ treating her as a butler service” but in fact I’m just requesting for the wifi services being fixed. I mean, I pay rent, at least I have rights to raise a dispute when it’s not functioning. Additionally, the storage area under my bed was already faulty when I move in. Now I am accused to “ use it violently” and in caps lock YOU WILL BE CHARGED. I was really just asking NICELY maybe to get it fixed. Vanessa also mentioned DO NOT CONTACT ME in her latest email. This is nothing short of the least responsible PIC ever. The email copy pasted as below. I really do not appreciate your tone & attitude , if it transpires that you have used excessive force on the cabinet under your bed , you WILL be charged We offer a student accommodation service , & we will provide an appropriate response to an appropriate request , we do not offer a butler service available at your beck & call I am going to arrange for the landlord to meet you personally , he will provide you with a direct email address for all your queries , in future DO NOT CONTACT ME
I am writing this review to share my appalling experience with Signature Properties, a company that caters to student accommodation for the University of Birmingham. My time living here has been nothing short of a nightmare. When I first moved in, the wardrobe was in shambles. The door fell off on me while I was sitting on the bed, resulting in an injury. Despite my immediate and continuous complaints, the repair has been dismissed for over a month. Vanessa and Sam, who are supposedly responsible for addressing these issues, have shown nothing but a money-minded attitude. Vanessa and Sam's behavior has been extremely unprofessional and discriminatory. They insisted on taking rent upfront from me, implying that students like me, who they assume cannot pay, are treated differently. Despite their promises to fix the issues before I moved in, they have since ignored my messages and emails. In particular, Sam has been the most horrible person to deal with. Here’s an excerpt from one of his emails: --- **Sam’s Email:** *Hello,* *Your email to Vanessa has been forwarded to myself. A callout has been arranged for Friday, 12 July. It is an all-day callout, and we cannot specify the time. You do not have to be present.* *On a separate note, you describe your request as URGENT. From the photos, it appears that the front door of the wardrobe is loose—hardly urgent, one would have thought. Dictatorial emails are not helpful. In any event, we will deal with the matter.* *Sam* --- This response shows a complete lack of empathy and understanding of the urgency of the situation. My emails were not dictatorial; they were desperate pleas for a safe and livable environment. The dismissive tone and the delay in response were highly unprofessional. Despite being told that a replacement wardrobe had been ordered and other repairs were supposedly underway, I have yet to see any action. The repeated follow-ups have only resulted in vague promises with no concrete timeline. Living under these conditions has been extremely stressful and frustrating. The lack of communication and the slow response to critical issues are unacceptable. I even offered to hire a private maintenance service and seek reimbursement, but this, too, was ignored. For anyone considering Signature Properties for student accommodation, I strongly advise you to look elsewhere. This company does not prioritize the safety or well-being of its tenants, and the staff’s attitude is both unprofessional and discriminatory. **Avoid Signature Properties at all costs.**
Most unprofessional property agency I've been in. I stayed both in the shared accommodation before moving to one of the studios. Both are crumbling from neglect and their service provided was very rude and abrupt. The shared accommodation by far was the worst, with the kitchen being flooded at one point and mold/water damage was everywhere to be seen sometimes just painted over. I hope they have improved, and there was some effort to update the rooms while I was there. The studio apartments can be very nice if issues are dealt with. I got the impression that everything was aesthetically pleasing here, but was going to break at any point, for instance, another person who stayed in one apartment, had his roof fall in on him due to water damage which was reported multiple times.
reasonably priced rent had 1 year contract, clean and modern looking decor, always had friendly interactions with Vanessa and landlord, was always given notice before any viewings were to take place, good location : overall I have no complaints! received full deposit back in a timely manner
Lovely experience! Became very good friends with my co-tenants who were either professionals or students. Great access to local shops, the park was a stones throw away and any issues pertaining to the studio were dealt with swiftly. Cameras were everywhere ensuring our security.
Just read the comments. I was going to sue them, but my lawyer told me it is not easy to prove the damage when they enter the room without a permission. I think they know the limits of harassment, whether they will face significant consequences or not. I was pretty sure that I was going to win as I had an email in which all people were complaining same thing. But as my lawyer said, the gain would be less than the loss. So I decided to let it go. I have met a few people from UoB and they all told similar stories. I have never met some who stayed there for two years. by the way, if you are crazy and you decided to stay there, check several rooms and compare the rooms, sofas, appliances models, etc and more importantly, read the agreement carefully
Where to start! The landlord and Vanessa are clearly posting fake reviews because I stayed here for a few years and don't recognise any of the names posting good reviews. The property is cold and mouldy, landlord and vanessa never respond to emails asking for repairs promptly unless they are asking for more money. Don't stay here unless you want to be barged in on naked or asleep without being given any notice.
Lived here during my Masters year and I have to say, I really enjoyed my experience. The landlord was really kind and considerate, not like many other landlords out there. I got great heating, gas and water supply and free WiFi! Best of all, the house was affordable and close to university.
Avoid at all costs, I'd give zero stars if I could. I had so many issues with Signature that it's hard to know where to start. The house itself was awful - Half the house had no heating including the kitchen and several bedrooms, there was damp/mould throughout the building, the living room tv didn't work and we had many issues with the internet, despite the landlord repeatedly insisting he would solve these issues. We also had pallets full of briks dumped in our garden area. This propety was unacceptable, especially considering how expensive it was, and added a large amount of unnecessary stress to my time as a tenant. As well as the problems listed above, there was also the problem of the landlord himself. During my tenancy, the landlord would show up unannounced despite the contract explicitly stating that he had to give at least 24 hours notice. He also failed to answer his phone or reply to emails most of the time, making it very hard to get problems with the property sorted. Finally there was the issue of getting my deposit refunded. For a long time after the end of the tenancy my landlord had not refunded, despite the landlord assuring me that I would be receiving the full amount. When my dad sent a text asking about the deposit, he was sent an incredibly rude, condescending and unprofessional response, and when he tried to phone the landlord he was laughed at and hung up on. This type of behaviour is entirely unacceptable in any situation, let alone in a professional environment. As I said at the top, completely avoid renting with Signature Properties, it's not worth the stress.
Incredibly poor management, illegal really. Despite three staff members seeing the mould and leaks, nothing was done, and that wasn't the start of it. They don't care for data protection, and let themselves into flats without permission. One star is more than they deserve.
