Threatened by Miss Beth Wheatley with Defamation and High Court Injunctive action if we were to report her/Primas Law clients to the HSE for multiple counts of failure to do obligatory annual Gas Safety Inspections on four properties. Required by law for the landlord to do in order to protect the tenant’s(‘) safety. 

Needless to say we were not frightened, we carried on regardless and her/their clients have been found by the HSE to be in Material Breach and Contravention of the Gas Safety (Installation And Use) Regulations 1998 on multiple counts, which can carry a custodial sentence and/or up to a £25,000 fine per crime.  The inspections found at least two gas appliances which were ‘Immediately Dangerous’ and had to be disconnected. The tenants including myself and my family had been living with these dangers for some time and could so easily have been killed or seriously injured. That is why these annual Gas Inspections are compulsory by law in order to protect and/or save lives. Tragically, tenants do die through such unscrupulous and heinous behaviour from rogue landlords/agents. 

Wheatley/Primas Law knew full well that her/their clients had broken the law as evidence was provided and instead of reporting it to the HSE, Wheatley/Primas Law chose to intimidate and threaten us instead with what they would do if we were to distribute [quote: “to third parties”] to the HSE, the RICS and QMS International an 88 page letter part of which catalogued in detail numerous crimes committed by her/their clients. 

For the sake of future tenants safety it is imperative to disclose the clients guilty of the said criminal conduct, they are Peter David Johnston FRICS, the Managing Director of Legat Owen and his wife Helen Margaret Johnston. Legat Owen (agents for the Johnston’s property).

From my review it may be concluded that Primas Law are a ‘sharp practice’. My family and I were on the receiving end of their non professional conduct, however we stood up to them and we have just finished and submitted a substantial dossier to the Solicitors Regulation Authority (SRA) making numerous complaints on their conduct. In the main, Primas Law as officers of the court attempted to pervert the course of justice by intimidating us not to report the multiple crimes of their clients. 

I urge others who come across such as the likes of Primas Law to do the same and report.

It is abhorrent that the likes of Wheatley and her conduct as an Officer of the Court is a director on the board of the ‘Tim Parry Jonathan Ball Peace Centre’ Warrington.
