Location is ideal for walking into town centre. Shower could do with a good clean as lots of mould in the shower and kitchen sink needs attention. Perfect location for quiet nights sleep but the mattress could be better as our backs were killing after 3 days stay and we stayed for 7 days. May be an issue if you wanted a lie in as the yard starts work from 8/9am. Can get noisy with motor left running. Kitchenware is useable so looks to be replaced when worn. Good selection of glasses. Washing machine in Pelyn with electric cooker and microwave. Could do with a proper fridge freezer as under the counter is not really enough for those wanting to stay 7 days or more. Ground floor flat is just enough for 2 people, but for 2 week stay it would quickly feel small if you had to wash clothes if raining outside. Great for short stays if your not planning to stay in the flat all day. Broom and dust pan and brush comes in handy to keep the place clean if staying for 7 days or more. Bathroom window needs a blind to have some privacy when window cleaner pops by or from those staying in 1st floor flat as the shared parking looks into ground floor. Warning the boats when we were there, were all docked, so not much of a view from the sofa ...but great to hang out on the balcony and watch how the boatyard works as insight as to how it works and watch those sailing by everyday. Freshwater team are very helpful if you had any questions. No dishwasher in the ground floor Pelyn flat, so ignore the note of loading your used kitchenware into dishwasher before leaving. Comes with your own parking spot right next to kitchen window with no issues getting in or out. The lane has walkers come down to use footpaths as well as the boatyard users but in no way as much footfall as town, so still quiet. Noise is only from boats being maintained in boatyard as even the neighbours are quiet. As my photos show its still a lovely view framed by the boats docked. Its a cosy flat and would recommend it if you are on a budget as the hotels are expensive on St Mawes side.
