If you are thinking of renting with Nicholas Humphreys, PLEASE RECONSIDER!! They knowingly let out properties infested with mould and damp, and allow stingy landlords to ignore repairs for weeks. Obviously, it’s the landlord’s responsibility for repairs but this mould and damp was OBVIOUS within one of our bedrooms and the property was still let out by this greedy letting agency who care more about tricking students into a tenancy agreement from which they can’t escape. There is no care for the tenants from NH. Once you sign a letting agreement there is NO ESCAPE unless you find someone else to take your room. In my case, this will be impossible as I am staying in a room infested with damp and mould. I wish I could rate 0 stars. Look after yourself and choose any of the other student letting agencies in derby. They can’t be worse than this.
DO NOT RENT WITH NICHOLAS HUMPHREYS. House filthy, covered in mould and dirt, and we were told it was cleaned. Floor sticky, black socks after 20 mins of moving in. Presumably charged the last people a cleaning fee and we will probably get charged too. Constantly sent letters of unpaid bills and court warnings even though bills are included. Officers turning up to house about unpaid bills. This is not even close to acceptable living conditions. My sink has been blocked since I moved in. I was told all my rent that I had paid has been sent back, without any explanation, and that I needed to re send it, but it has not been sent back to the same account, despite their claims. Genuinely scary how companies like this put roofs over people’s heads. University students, steer clear. I recommend Monkey vs. Owl, they are much easier to deal with and worth paying a little extra.
I don't know how to put a negative 5 star review. As a landlord, their service is NON-EXISTENT. Lost keys, not able to provide tenancy contracts, no replies to emails, can't get fire safety checks done on time. When we terminate their contract, they threatened to sue us for the rest of the management fees. Ombudsmen couldn't help either. For landlords, pls don't use them. For tenants, I guess if their service is terrible, they will also treat you shabbily.
THIS AGENCY DOESN'T EVEN DESERVE ONE STAR My housemates and I signed a tenancy agreement earlier on in the year and we moved into the property around September. The summer was spent communicating with numerous different members of staff all of which told us different things. We had a friend pull out of the contract last minute which lead to months and months of debating arguing and advertising a room. We were told we had to pay half rent over summer if we weren’t staying there. Along side my deposit I had paid out over £1000 to the company before I even step foot in the house, only to find on my arrival that the place was dirty and vile. My partners bedside table was full of belongings from a previous tenant and my feet were sticking to the floor. When asked if there was anything else to be done at the property I said that it has not been cleaned, only to be told that it had been cleaned over summer. I have just gotten round to vacuuming and cleaning properly 3 months in, it took me an hour and it looks infinitely better than when we moved in. We even had an ex tenant come in to collect a parcel and said the place looked so much better than when he lived there because I had cleaned it. Presumably the previous tenants had paid a cleaning fee when they left which clearly has been sat in an account somewhere as I can assure you, no cleaning services were used on this property, and it was an ABSOLUTE insult to my intelligence to be told otherwise. Along side all of this, we have been receiving multiple letters from gas and electric companies for unpaid bills and been threatened with bailiff action, all a result of landlords not paying what they need to. I have no idea why these properties are being rented out when the landlords are not paying for things that need paying for. When we approached the estate agents about this we were told this wasn’t their problem and they were “doing what they could”. Legally, allowing tenants to take on a tenancy that advertises bills as included at a property where the landlord is not paying said bills is false advertisement. Multiple lights have gone out, and the fixtures are fitted into the ceiling making it difficult and dangerous for us to replace especially since there is damp behind the fixtures. We were told that this is a tenant responsibility and that they would not assist us. We were also provided with no utilities and had to purchase the kettle, toaster and microwave ourselves student let. This was very different to our experience at a property at monkey vs owl where we had all of our utensils and even kitchenware provided in a spotless home I would highly recommend monkey vs owl instead. We have dealt with at least three different estate agents since we signed the contract which we were pressurised to sign within a certain time leading us to sign and have no option but to go forward with it meaning there has been zero consistency and communication often leading to repetition of conversations and zero resolution. All while demanding our rent from us. This estate agents is absolutely appalling and I am genuinely questioning how a company that has such little concern for its young and vulnerable tenants is still allowed to operate. I WILL be attempting to contact higher up at the company until I speak to somebody who will listen. This company is a disgrace
If I could give this company 0 I would. Disgusting service with tenants, intimidating on the phone and condescending in person. Not a personable member of staff in the derby branch. Mould in the flat was claimed to be our fault, radiators weren’t fixed for months during WINTER. The mould eventually lead to me having health issues which have only been resolved since moving out. I thought all letting agents were this bad until moving, any students who are looking to get accommodation in derby AVOID Nicholas and Humphrey’s they are HORRIFIC. They treat all students like children regardless of age. So many other bad things to report on these agents and I feel sorry for other students like me who just wanted to find a nice flat to live in during university. If any students are reading this and wondering about who to go with, the student letting guys are AMAZING agents who treat their clients like clients and not annoyances.
Smoothly, efficiently and professionally handled my property application - no question was too daft to be answered. Procedures for references etc transparent & easy to work with. 10/10 recommend
This agency doesn’t even deserve 1 star. The communication skills from them are atrocious! Me and my fiancé have recently left due to the property being unstable to live in with a newborn coming as we’re on the 5th floor the lift is unstable and constantly broken and left for days. The doors constantly broken leaving us unsafe in an area which a stabbing had occurred. The security gates have been broken for over 2 years. The boiler has been broken since we moved in. We told them once we’ve been given a price to pay we will go in and clean in doing so they have proceeded to enter the property without our permission and also sent us photos of repairs which have been reported time and time again which have not been fixed and now expecting us to now pay for.
Hello everyone, I hope this message is read by someone who wants to rent a house with this terrible real estate agency, we rented the house online, when they gave us the house it was in poor condition, all dirty with spiders everywhere, holes with water, the heating did not work, my partner had asmas and almost had to go to the hospital, Do not rent with this real estate they are scammers. Be careful those who come from another country.

Awful experience, wouldn't recommend this agency EDIT: I have left the agency, and since moving in to the new house with a different agency, i have received a bill of the extra charges of £1400 on top of our bills included which we paid with the rent already. - Our Boiler did not work for an extended period of time 2/4 Months - They showed up to the property without a 24 hour notice, multiple times - Had a toilet pipe burst, and urine leaking through the ceiling unto all the belongings + the whole house smelled of urine as it was inside the walls, only one person was compensated with £80/100 + After the pipe burst, the fire alarm did not work for the rest of the year - One of the tenants did not receive the keys for the entire tenancy period Save yourself the money and time, and go with a different agency. currently with "Key Properties" and have had not problems with them so far and are very helpful and quick to respond to any queries
