In the process of buying a house and needed an EIRC done on the property. As we didn't have the keys yet, everything was a bit more difficult but Luke handled it brilliantly! He arranged the date of inspection with the Estate Agents and kept me in the loop the entire time! I got the EIRC certificate the same night the inspection was done, with a follow up email explaining in better detail which was a huge help. Luke also went the extra mile in checking all the smoke alarms were working in the property as well.  We then asked for a quote for the minor repairs needing doing and Luke got that to us with a complete breakdown of what each item would cost to repair.  His prices are fair, he communicates the entire time and the job gets done nice and promptly. Would highly recommend Luke!
