The tenancy was fine throughout the year. However, as soon as we tried to claim our deposit back they claimed that it was insufficiently cleaned and tried to charge us hundreds as a cleaning fee despite each of us having pictures of spotless bedrooms. We had to dispute it back and forth for months after our tenancy ended and we were still deducted £180 as a cleaning fee. Looking through the reviews, this has happened a few times with others as well
I enjoyed living in this property for the second semester of my university.Direct Properties made my stay very pleasant. The rooms and kitchen are nice with a decent storage space and the internet speed was amazing especially with my lectures on zoom. The office staff is truly friendly and helpful with any issues. They always used to respond immediately and solve the problems without any delay. My tenancy was ending in August, and I wasn’t able to find a new place till the end moment, I was going to be homeless but the staff made sure if I didn't find a place they would accommodate me in another room and won’t let me suffer at any cost. Being an international student this matters a lot. “75 Hyde Park Road was a home away from home”.
They act nice when you live in their property but changes once you let them know you are not staying there anymore. I stayed first year with my siblings they decided to take part of our deposit after we renewed the tenancy and they sent us to a diff flat, when the second year ended we decided not to stay there again and they didn’t give all our deposit claiming they used about £350 of our deposit for cleaning when we cleaned that place very well with evidence pics before handling over their keys.
Decent enough agency, they do the maintenance in a timely fashion and hold your packages for you. They are relatively helpful when it comes to questions and concerns. HOWEVER, they love to stab you in the back as soon as you ask for your deposit back. They will attempt everything short of blackmail to hold onto a fraction of your deposit. These guys are deceitful and spineless. They took photos of my flat before my tenancy had ended and used that as evidence to claim it was unclean so they could withhold £240 of deposit money for cleaning. When I asked for proof that they had paid for cleaning they refused to provide it. Unprofessional, conniving and generally spineless conduct. A number of my friends have all had the same experience with these charlatans.
This accomodation offered manageable services: sometimes, they were very slow at attending to complaints, other times, they blatantly ignored it completely. I remember asking them to fix the toilet bulb at my flat, which was very dim. This, they ignored for several days until I came up with the excuse that the current state of the bulb affected my eyes sight negatively. Nevertheless, I must give it to them: whenever they finally attended, they usually tried to do a good job at fixing the problem. Furthermore, they proved themselves to be a dishonest bunch. They always made sure I never owed them rent, yet, when I vacated the property, they refused to return my deposit for about three months whereas, they promised it would take 10 working days. This was the same experience the tenant before me had, as she received her deposit many months after she had left. All my effort to get my money back was in vain, as they kept coming up with new stories and excuses. Even if their services were manageable, in terms of honesty, they failed.
I'd have loved to give a good report but i'm afraid they don't respond to emails after you leave the property, especially when following up on your deposit, oh my, you will write and write, no response, no money It's now been 5months since I moved out and the agents are still investigating my refund. This is a scam, avoid if you can.
Definitely wouldn’t recommend. Weeds in the garden are about 8 feet tall after being promised it would be sorted before we moved in. Furthermore, we’ve been left without a black bin for over a month without any resolution.
Rented with DP for the last academic year, tenancy was relatively uneventful other than it having to be cleaned after we moved in and one of the cleaners stealing my housemates Hoover. However, upon moving out we've had an absolute nightmare with them. Myself&another housemates mistakenly forgot to cancel our standing order for rent so they were sent an extra months rent. We immediately contacted them about it and were told it would take 10 working days to recieve the money back. This came and went. When we finally got another reply they said it would be by the Friday and so on and so on. It's been over 4 weeks since this now, we've recieved no money back and they're ignoring all my emails. They also took a long time to send our deposits back to us and refused to provide information on potential deductions when asked. AVOID direct properties! Completely unprofessional and have basically stolen our money!
One of the best agencies in leeds. The staff are professional and extremely helpful . I renewed my contract with them for the second year
Reasonable price for what you get, but there are 2 reasons I'm leaving a bad review. First, fire alarm went off in the whole building 75 Hydepark road every week several times a week throughout the whole year I stayed there and they did nothing about it, even though I complained numerous times. Second, as others have already mentioned, they deduct some money from your deposit and then stop replying to emails. Sounds like a scam
