Contrary to any negative reviews, I have found Ash Residential to be the best estate agents I've ever been with and I'm absolutely gutted to need to leave them. They've always been incredibly helpful and respectful to me and if I ever find myself interacting with them again I'd be very pleased to do so. I've always felt they were on my side and had a real desire to help me and was with them for 3 years over two flats and this never changed, including getting my final deposit back from them which was done seamlessly with the same pleasantness as I previously described.
Always had a positive experience with Ash residential. My boiler broke during lockdown and they dealt with the issue by replacing it in a timely manner. All communication with existing the flat was managed well. Best letting agents I’ve experienced during my 6 years of renting across Manchester. I have recommended to friends.
Absolutely fantastic service whilst renting my property for 6 months Really flexible and responded to our needs immediately to fix any issues. Save yourself the hassle and go to a different estate agents. I’ve lost count of the amount of emails I’ve had to send in regards to actually getting my deposit back. The one time I actually got an answer on their office phone I was just told to “Go on the DPS website.” When I told them I had already done that and that they had surpassed both the tenancy agreement and DPS waiting times for getting our deposit back, the woman on the phone just repeated the same thing she had done seconds before. I don’t believe any of these people actually care about their customers, they just want the money. My flatmates car got broken into and after asking multiple times for the footage from the camera that was pointed directly at the car so that we could turn it into the police, we got nothing back. Now, after waiting 21 days, we have finally got signs of actually getting the deposit back. They have decided to take 255 for cleaning. The flat was a mess when we arrived, the previous tenants had left a large amount of items in one of the kitchen cupboards and the carpark was littered with general rubbish and old furniture/decor. After hours of us cleaning before returning the keys, I do not believe that it cost 255 pounds to clean up the flat at all. They are just money hungry people who have no regards for others.
Difficult to Communicate With and Would Not Rent Again: While we had an easy and communicative time setting up a viewing to rent and had a fast and efficient process taking our deposit and getting our keys, once me moved into the flat it was as if we were letting with a completely different agency than the one we used to find the flat. When contacting Ash Residential regarding obtaining CCTV footage to see who had broken into my flatmate’s car, with a crime reference number, I was told that they would request the footage and received no further contact or information regarding this. While I acknowledge this might’ve been a privacy issue for other tenants, it would’ve been nice to be informed of that rather than receiving absolutely nothing. Notice for viewings were barely provided 24hrs before they happened sometimes, which while I realise is the minimum notice allowed to be given to tenants, was extremely inconvenient for full time students - at the time I was writing my dissertation from home on a very tight schedule and also worked from home some days. Despite painting over scuffs that existed in the property on our move-in referenced a full walkthrough video I took on the day of move-in to ensure they were not our doing with paint matched to what was left by maintenance and paid for out of our own pocket, and cleaning the entire flat before we left, we were given an invoice of £255 for cleaning, which according to the exit checks done by Ash Residential, was to vacuum a small amount of flour in the kitchen and two bedroom carpets, clean the oven, remove some items from the hallway cupboard although unsure what could’ve been left in there beyond empty bags and possibly one or two Christmas decorations?, and clean the one extractor fan in each of the 2 bathrooms on the property. While we disagree with the full amount of this charge, the service had already been done and we all have bills to pay in new properties. As it took 20 days for our landlord to respond to our deposit return request despite our tenancy agreement stating our deposit would be returned in 10, and Deposit Protection Service requiring the landlord to respond within 14 days, we decided to bite the bullet and take what we could get. It was only when legal action was threatened by myself via phone and email, to which the agent that I spoke to on the phone was unfamiliar with the deposit return process, specifically a statutory declaration, and another tenant via email after she had contacted multiple times over the course of nearly 3 weeks that the process appeared to move along. Even though one tenant was provided with cost information as to cleaning and a replacement letter box key which we’re absolutely certain we did leave but are not going to contest as it may be an error on our part while I was given no such information on exactly the same day when Ash Residential clearly had access to it. Overall, a fairly sub-par and uncommunicative experience, especially when other properties in the building had a liaison to contact with any issues who would often visit the property to check issues out. Wouldn’t personally rent using Ash Residential again, and although I realise some of our issues were the fault of the landlord, they were our only point of contact between us, and provided an unsatisfactory service.
Dangerous criminals. Absolutely stay away if you know what's good for you. They took my personal details and committed fraud by putting bills in my name on properties I didn't live in. Never give them anything.
PLEASE NOTE: It is likely that an employee from Ash probably Linda, by the looks of other reviews will respond to this review suggesting I have never lived at their property. This is an attempt to make their poor reviews seem 'bogus' word used by Ash employee to describe reviews. I have records of living at a property let by Ash Residential, just in case anybody would like to see it! Summary: Students avoid, rude staff, unresponsive to maintenance problems, unprofessional, money grabbing. On moving into our property with the estate agents, it was very unclean. Various areas of the kitchen hadn't been cleaned, the bedrooms and bathrooms were dusty and there were many cobwebs and scuffs on the walls, as well as damaged furniture. This was made known to the estate agents. Some problems, such as a broken chair, were fixed to begin with, but others, such as cleanliness were not. We followed this up a few times but nothing happened. Within a few days we noticed the presence of mice in the property. This was reported several times across the 12 month tenancy and it was addressed twice: firstly, a maintenance man dropped off one plug in rodent repellent. We continued to see mice, despite this valiant effort of deterring them, so we continued to report it. A few months later, we received a carrier bag of 5 or 6 mouse traps. Considering the number of mice we caught and saw between 5 and 10, I believe a pest control service would have been more appropriate. When we reported maintenance issues, such as foul smells being omitted from the showers and water sources, it usually took a couple of attempts to get a response. The man employed to carry out maintenance was very unprofessional and made us 5 female tenants feel uncomfortable with the terms which he used to address us, and the topics he would try to talk to us about. At the end of the tenancy is when the real problems began. On the final date of tenancy, an employee Jonathan came to the flat to inspect it while one remaining tenant waited for someone to pick her up during lockdown. This employee was very rude and told her she should have left the property an hour ago. He also stated that we had left the property as a 'disgrace' and there was no way they would be able to clean it in time for the new tenants to arrive the following day probably not true but illegal, since landlords were required to deep clean the flat and leave 72 hours in between tenants due to coronavirus. After going from room to room and stating all the problems with them, such as leaving pots on the draining board apparently he was too dull to realise pots may be on the draining board to dry before the tenant put them in her car, he mocked the remaining tenant when she stated that a lot of these problems had been present since we moved in, and pointedly accused her of causing them. Since leaving the property, we have been in dispute regarding our deposit after being charged extortionate prices for wear and tear such as the scuffs on the wall and other problems that were there on our arrival. The estate agents refused to communicate with us as soon as this claim was put through didn't respond to emails, wouldn't answer the office phones. They insisted it was now down to the landlord for whom we have no contact details for. The estate agents stated they could not give them to us as they are responsible for all communication with residents- except this, apparently! *EDIT- we got our deposit back after 6 months!* This company is definitely one to avoid; they will do anything to keep your money. They are extremely rude and unprofessional and their service is shocking. Essentially, they will move you into an unclean, damaged property and take your money for leaving it cleaner than it was to start with. If you have read this review after already securing a tenancy with this company, I would advise taking as many videos and pictures as possible when moving in and keeping a record of all maintenance requests in writing so you have evidence to stand up in court.
Ash Residential were our landlords last year, and they are fantastic! The team is friendly and have been generous with time and help. I had problems with starting up a direct debit at the start of the year, and Montrose were very helpful and understanding about the issue. We also had no problem getting our disposit back. I felt as a tenant I was cared for, there was continuous clear communication all year and I couldn't recommend them more!
I'm convinced they put all their effort into trying to acquire new tenants and landlords. Once I moved in I struggled to receive responses to any emails. Before I moved out I gave my full months notice that I was moving out, which they responded to. But according to the landlord. They failed to even let him know that I moved out meaning he has no idea and he lost a months worth of rent and I didn't get my deposit until months after I had moved out after sending many emails, Whether you are a tenant or a landlord I would highly recommend you do not do business with ash residential.
I rented from Ash for 2 years whilst I was at Uni. They're one of the best agencies I have dealings with within Manchester for a few reasons: - The team was always friendly and flexible especially with payment dates Eg rent due on the 7th but did not get my loan until the 16th etc... - They were always responsive with calls and emails - the longest ive had to wait for a reply was 24 hours. - Repairs/ replacements were always sorted with no questions asked and done quickly. All in all, they're a decent letting agency and I would recommend to anyone looking to rent.
