The apartment is great for college students. It is close to campus especially if you own a car. The furniture is great and they have somewhat up to date appliances and the look is appealing to the eye. Work orders are answered in a timely manner as well. I have had an okay experience with the property and management and these are the experiences my roommates and I have had for future tenants to refer to. My roommates and I were originally assigned a different unit prior to moving in. The unit was then changed last minute due to a last minute renewal and we were told it was the same layout. We did agree to it, however, when we moved in we realized that one of my roommates showers had barely enough room to stand in and her room layout made it very inconvenient to her in terms of space. It did not look like the original unit that they had toured. Next, when we originally moved in the parking spaces were numbered with our unit numbers. We also had parking by the gym. When the lot was redone those numbers were removed and eventually the little lot by the gym was reserved for Gym Wysely members. This was an extreme struggle especially in the winter for us when we had to park in the Visitors lot which was located on the opposite side of where we were located. I wish the parking time was blocked off for their gym members and residents would be allowed to park there overnight and the weekend. It was more frustrating when the members of that gym were not there overnight and we still had to park on the other side when there were open parking spaces right in front of our unit and over the weekend as well. Once again, parking is a huge issue for this property. This was not only a shared thought between my roommates and I, it was a shared thought between all the residents that lived near us as well. Another issue I had was that there was a huge leak that ran across my bedroom. I had reached out to Management, however, the outcome was that it was just painted over. We were originally told that it was my roommates dog or wet shoes, however, the dog lived on the second floor and does not wander off onto our third floor. In addition, a leak that size does not amount from a dog peeing or wet shoes. Shoes were always left downstairs as well so we didnt see that as being the reason. In addition, it was clear that portion of my ceiling has been painted over before so this might have been an ongoing issue. My last issue is our security deposit. We were charged for reasonable things which we accept such as our fridge crisper drawer $103 being broken it was a mistake on our part, 1 vertical slant $10 missing from our kitchen blinds, and normal wear and tear cleaning $60. However, all rooms are carpeted and the stairs as well. This is an assumption, but it is possible other units have carpets as well. Carpet cleaning is I am hoping a standard clean among any residential property. To charge $200 Carpet cleaning for pet allergens is insane to me. Maybe it is a different process compared to regular carpet cleaning and thats why the charge is that large. I know nothing about that. Either way if you do have a pet please be aware of this fee for the future. We were also charged a garbage fee which was a wrong charged and added to the wrong account. We had contacted them and let them know but that is also something to be aware of. There is also only one dumpster and it does get filled very quickly so be aware of that as well. These were my experiences and things to keep an eye out for future tenants.
NEVER live in Alexander Estates!!!!! There are the reasons: 1. Officer does not respect our personal privacy. They have the keys of your apartment and your living room, they came our living room WITHOUT our permission. They also take pictures WITHOUT permission. 2. It’s not a pet friendly apartment complex. You have to get ESA before moving in. My cat leave small scratch on the sofa. They charged us 1300 dollars. 3. They don’t have garbage disposal, and only ONE trash bin in the property. If you leave anything outside if overfilled very often you will be charged. 4. Don’t expect they will refund your deposit. We moved out ahead of lease end and spent one week to clean the apartment, they still charged us above 2000 dollars for ridiculous reasons. We replaced broken blinds by ourself, we still be charged for 140 dollars. I have the lease with my name, DONT reply my review “ our records don’t show you have been a tenant”
My apartment was very nice and I enjoyed living there. The staff was very nice and maintenance fixed any problems we had in a reasonable timeframe. However, if you expect to receive your full security deposit back then steer clear of this place. My roommates and I were charged ridiculous amounts such as $40 for a butter hood and $62 for 3 allegedly missing Ethernet cables. The butter hood in our fridge was perfect fine when we moved out and we certainly didn’t take any Ethernet chords that didn’t belong to us. Additionally we were charged for Professional cleaning for $340 and dirty and stained carpets for $160. I could maybe understand the professional cleaning but none of our carpets were dirty or stained and that $160 charge seems exorbitant. It’s a shame that we were nickel and dimed in this manner. My review would have been much more positive had it not been for these unnecessarily expensive charges.
You know what speak volumes? When there’s more one star than all other star combined. There’s a reason this office have one star stay away. If you decide to live here make sure you take picture of everywhere and even if you do that there’s a high chance they won’t refund you back ur deposit. Additionally there’s only ONE TRASH BIN for all three unit you see in the property. If you leave anything outside even if overfilled often you will be charged. Move out date is the worse as you would have to throw it trash at someone else trash bin.
Hi this is kiway. Since I can’t modify my comment I’m going to create a new account to provide further expansion on my comment. Below I attached the “one” trash bin which three whole building share to dump trash. I already went around the building complex to look for more trash bin but no. There is none. The trash bin is full majority of the time because three apartment building share it. Additionally the office are out there to get you. On the last couple of days everyone move out they leave a lot of trash in the trash bin. It’s literally impossible to stuff additional stuff in there. Then they charge fee for not being able to throw away trash. This is just one of the nightmare. Stay away.
Day of move out send a letter to schedule for dumpster pick up. Like are you kidding me? No head up warning. Threaten with hefty fine if not followed. This office is a joke. Stay away.
I think this apartment has the best quality in school area.
-Landlords are EXTREMELY rude its a family business so they are often unprofessional -Location/lack of transportation ; There are no stores that are walking distance; UB is a 35 minute walk [no buses like its competitors]/There is no public transportation either -Management can enter your apartment anytime they want example: to show off your apartment, they lack an apartment for showing, personally its a breach of privacy in my opinion. -You pay for gas and electric -The heat doesn't reach the bedrooms which makes it very difficult during the Buffalo’s winters. Unless you have your thermostat to 80 which is very expensive or leave your bedroom door open at all times. -Internet plan is kind of slow and wifi doesn’t reach the bedrooms in the back assuming you leave your router in the living room; they do have ethernet ports in each bedroom but you have to buy a modem/switch to make this work$50 -noise cancellation isn’t as good as they brag but better than other places like sweet home and block20 -management have different tones depending on the color of your skin -security deposit is extremely high they’ll run your parents credit and even if its great they’ll still tell you they'll need to increase your security deposit AND they will keep a chunk of it regardless of what the condition of the apt... AVOID LIKE THE PLAGUE!!! IF YOU ARE A UB STUDENT LIVE AT BLOCK20 or collegiate village, even sweet home is better than this
Nice units, maintained well, very good management, great overall!!
Everything is great here, the office and worker there is very nice, room is pretty great. Two thing they can improve one is add a gym and other is should add 2bed model in there floor plan.
