Worst agents I have ever had by quite a large margin. They are unprofessional, and only care about their own and their landlords interests. Here are some of the issues we had with them: - House came with no smoke alarms fitted - Walls were painted with the cheapest paint, which came off when you tried to clean it. Since there were no banisters, they became dirty very quickly, we repainted most of the hallway with decent magnolia paint (only up to head height though, more on this below) - We notified them that the gutters were overflowing soon after we moved in, they suggested we "get the window cleaner to clear them out" - Inspection from the agent was unprofessional, after looking around, she proceeded to make herself comfortable to have a chit-chat for over an hour, whilst my wife was trying to look after our 8 week old baby - Unprofessional staff - example: I received a phone call from them, when I answered the member of staff carried on with some chit-chat she was having with one of her colleges for about 10 seconds before speaking to me - A hole appeared in the garage roof because of a bodge repair (The roof panels were at the back of the garage to fix it, but it had just been taped up), even after repeated emails, the agents just did nothing, this was 6 weeks before we gave our notice, so the hole was there for 10 weeks, and some of our stuff got ruined After all these and many more problems we decided to give our notice. We left the house in a good state, and had professional cleaners in to clean the house and shampoo the carpets. The final inspection started with painters showing up, we had already told them about the hallway, and they said we should repaint it with the original paint as we had only painted to head height (which we did not do), so they had already decided on the first part of our deposit they were taking before the inspection had even started. The agent was extremely picky about every tiny little thing as we went round, and this was reflected in what they wanted to take from our deposit, where they left absolutely no room for wear and tear: - They charged us to replace the hob because there was a tiny little chip in the corner off the glass - They charged us to repaint the hallway, even though we only repainted it because of the awful paint they had used - They charged us to repaint one of the bedrooms, which we had repainted with their awful paint after they complained about the paint we had used for the hallway, but as it was so bad, they determined that it needed redoing - They charged us for damage to woodwork, which was not even raised in the inspection, so I don't know where that one came from The house was newly decorated when we moved in, which it of course was in a used state when we left, but they had no regard for what the law states is fair wear and tear. They also tried to dispute with us the quality of the clean that had been done by a professional local cleaning company, who did an excellent job. They should have provided us with quotes from three suppliers, before commencing any work, which we did not receive, we only received a bill. We requested receipts for the work carried out, only to discover that the bill for the painting was from the company that is owed by the landlord! Which is a gardening business! We disputed the bill with them, but they refused to engage with us. We then found out they had sent our deposit protection scheme a solicitors letter to extract the money from our deposit. Through various mishaps with the DPS, we were not notified so could not dispute it. Me and my family were nothing but good tenants, we paid our rent, looked after the house, and kept them in the loop about issues, but they just treated us like a commodity. My advice? Avoid.
