Minus -1*. I think their service is extremely poor, deceitful, dishonest and evasive. Went to view a property on London road, apparently was owned by expats. Had questions regarding loft-conversion and whether the sellers had a structural report to hand(Didn't have one, nor was it mentioned in ad).This was a risk knowing I could be putting my family in danger. I became suspicion of their sales staff Hannah who kept quite throughout the viewing as we wanted to ascertain info from her Knowledge which was very limited. Sales agents being quite during a sale, isn't always best.I found her to be less engaged and interested. I caught her off guard and on the spot, asked togo back to the office and call her client infront of us as we were serious buyers, ready to move forward. We got back to their Swanley office where there was another colleague Emma who was in the background pretending to be busy and not listening to the conversation. Please remember Hannah had told us that the sellers where living in Austalia so that means there's a 24hr different and I find it very hard to believe you could call someone in a different time zone and get a response to negotiate a sell at early hours in morning. Things started to get abit weird when Hannah called this pretend client no response at first then 30sec later her colleague Emma meraculusly receives a call from Australia, it's the seller ready to negotiate. At this point I knew they were dodgy or desperate as the property hadn't sold for weeks. I deliberately went in low and offered to test the waters. Seller who is meant to be on the phone to Hannah declines and wants more. In the End I offered £2500 below the asking price. However Hannah makes gesture to imply they want £500 more, I laughed and declined as I thought this seller couldn't be serious. I believe it was RJ who had full control and Emma just role played as if she was speaking to her customer. We were presented with another ex authority house 5min away, Hannah didn't want to take us and said we should visit the area and see. However we went to view it, I decided to approach to owener personally whilst there arranged my own viewing, which I would recommend, agreed a price went back to office. The look in her face and sound of voice was displeased as clearly she knew the last property was more expensive where she our budget. Whereas the seller was willing to tax £10k below the asking price for personal reasons. However I felt this was all too good to be true. As I went through the paper work Hannah gave me thier own RJ queries to thier client. As I investigated the questions only then to find "NO FIND" under building type. So being a precautionist I carriedout my research with other lenders, experienced architects and reviews. NO FIND was invented by Taylor wimpy after the war. It was not financially viable to rebuild London and other bombed cities with conversational masonry bricks, but rather poured into cement blocks with stones, non- piled foundation. Today we call it fabricated quick assemble homes, not designed to latest over 100yrs. Hence banks would require atleast 20%dp or more against risk element. So I decided to investigate further on the area of Kent. Another thing I fount with estate agents they don't inform you of hazardous area zones of Radon which is the second most deadliest unseen gas globally to cause cancer and kill. I'm disgussed to learn that, this free information can be obtained on local government searches. RJ failed to display the levels of which the areas they cover has a extremely high risk, and should be transparent in their adverts as they have a duty of care as they offer a service to the public. No excuses. If people really knew this, they would realise these houses being sold within these "Radon" high risk zones would truly expose it worth. Senior management is a joke not serious, Matt and director who in my opinion absolutely promote misselling. These Unregulated companies and greed has damaged the markets.

Worst experience sold and brought with robinson jackson the sales progression team are absolutely useless. Rude, unprofessional, liars. Avoid

Great saleman, awful estate agent This was our first time we had sold a property so when Matt came in with his Salesman approach of 'I know 200 people looking for a house like your's' I should have known it was too good to be true but anyway I still went with them. Considering they sold the property from new build, the plans they put on the website were wrong! They valued the property at £345k and to be fair to them the sales price was £327k however this was only after chasing them constantly to try and get a response about people who had been to see our house. It took nearly 2 and a half months and we hardly had any viewings. The company just didn't care about anything to do with the property as long as they sold it. Matt also gave us rubbish about 'you will have me as a point of contact', didn't hear from him again..... Once the house was sold officially I think in November we did not hear from Robinson and Jackson again until around Feb time, they gave us no updates on the sale, no information about how the chain was doing, nothing. We thought this all came through the solicitor until we received a call from Village Estates in Sidcup (for another part of the chain). Village Estates contacted us regularly with an update and gave us everything we needed. After receiving a call from the manager at R&J we were told in Feb that the lady dealing with our after sales was Jackie, to which we replied 'who?'. They were supposedly meant to have contacted us every week, given us updates, let us know how things were progressing but we'd had nothing. Still after everything we have only heard from the company once or twice since we have accepted the price. Be warned, if you want service don't go with Robinson And Jackson Swanley, incompetent, lazy, money grabbing salesmen. If you want your house only to be sold and you don't care about service, go to an online one. If you want to sell your house, constantly have to chase up your estate agent, pay over the odds in comparable to the service you get and then get absolutely no contact for months because they have got you an acceptable offer, go to Robinson & Jackson in Swanley, they would be perfect for you
