We chose this location for our wedding weekend. The Garden room was spectacular and lots of room to get ready. The home and grounds are lovely and rich with local and rumoured novel writing history. Easy to get to. Impeccably clean and the breakfast was wonderful. Anna and Adam are amazing hosts and take great pride in their home and ensuring that guests are cared for. I HIGHLY recommend this location if staying in the area.

Rooms are comfortable, furnished to a high standard and in keeping with the handsome Victorian building.nBreakfasts cater for every need, with food freshly and perfectly! cooked.nService is efficient and unobtrusive, enhancing the calm atmosphere.nLocation is perfect, easily accessed from the A93, yet set well back from the road in its own substantial grounds - ample parking.nThe attractive village centre of Ballater is just a short stroll away, and offers a wide range of restaurants, pubs, high end shops and other services.nNo. 45 is also on or near the routes of a variety of walks, each of which showcases the stunning local scenery.nPerfect!
My husband and I stayed overnight and loved our luxurious stay. No 45 spares no expense or detail to ensure a quality guest experience. From locally sourced meats, eggs, and pastries for breakfast to soft linens and beautiful backyard garden, every detail was perfect. Other guests commented on how their stay at this bed and breakfast was the best of their stays in Scotland. The back gate of the property permits guests to walk into town or take a meandering riverside hike the long way to Ballater. The mountainside village was cozy and pleasant with lots of local eateries. We definitely recommend choosing No 45!
Highly recommend this lovely place too stay. Adam and Anna, the owners, are delightful, the breakfast was delicious and the room was very clean and well-appointed.
What a great experience. Lovely location and good value for money stay but the service from the owners was above and beyond anything I could have expected. They were incredibly accomodating and helpful with any additional request and I wish I could give them a 6-star review. Hope to be back soon.
