Homes4U tried to retain all our deposit and to charge additional sums for cleaning, redecoration, gardening, etc. The Deposit Scheme company advised us to contact landlord before taking the matter further. Homes4u refused to give us the contact details. I found the address on the Scottish Landlord Register and wrote to the landlord. I was shocked to receive an abusive email from Homes4U chastising me for doing so. On exit the Inspector was glowing about the property but said the final decision was with landlord. From the start of our tenancy we received letters telling us that inspections were due and that if access was denied we would be fined £35, charges were also mentioned when we were told to come and sign new leases. We had to keep reminding Homes4U about repairs, blame always laid at landlord. We were unaware we should have been allowed to see the moving out report. After 7 months we were only awarded over half the deposit. Do not use Homes4u. But take photos when you move in/out and note everything. Homes4U have recently changed their name to Stephens Estates Ltd.
Do Not Rent a Property from Karen Stephen Homes4u. This is a concise account of what happened to my partner and I. We viewed Post Office House in Main Street Westfield Bathgate. Karen Stephen was present during the viewing. We were told the property was a long term let. We found out there had been planning permission applied for to build 4 other flats on top of us our amenities were also going to be used as Communal Space even though this ground was Promised to us as private. She clearly knew when she rented us the property we worked shifts and this extensive demolition and building work had been planned. We treated the property with respect, fulfilled our obligations regarding rent and notice etc. Karen Stephen called us and told us we could not move out as the contract had ‘rolled over’. We seeked legal advice and specifically written into her own contract was ‘Tacit Relocation does not apply’. This voided her claim that we were still liable for rent and loss of profit to the tune of £5000. We moved out. We claimed our deposit She has LIED, CHEATED and now is attempting to STEAL our full £1000 deposit AND charge us £4000 for ‘damages’. Her ‘company’ is a Mickey Mouse Back Street outfit to be avoided at All costs... beware this company is ran by a crooked liar. This matter is still ongoing. Update: Letting Protection Scotland got involved and Even Though Karen Stephen made herself Uncontactable for 1 Whole Month during January point where notice to quit was established AND presenting her notice through 3 mediums Mail recorded delivery, E’mail and numerous telephone calls our full Deposit £1000 was Withheld and handed to this PARASITE.
It’s hard to put into words just how deplorable, unprofessional and arrogant Homes4u or indeed any other 4u name they are going under at that time are; however this is what this review will set out to do. My partner and I took on our first let together with these individuals and I think we both agree it is one of the worst choices we have ever made. Our tenancy lasted for eight months, however having to deal with the Tribunal Service, LettingProtection Scotland, the Scottish Information Commissioner, the Ombudsman and Homes4u themselves when they seen fit to acknowledge our existence lasted just short of a year. The amount of paperwork involved was staggering and was like having another full time job. Initially, Homes4u were quick to respond – mainly telling us someone would come out to fix whatever issues we were having or that the issues was raised and passed along to the landlord for them to come up with a resolve. Eventually the formality of e-mails ceased and I would then need to go into the office – I was told there had been a computer virus rendering Homes4u’s database corrupt and therefore inaccessible – this didn’t explain phone calls not being returned and also raised several questions about how securely they are handing tenants and landlord’s information. After six months of getting nowhere, with no satisfactory resolve to our repairs issues, we decided not to re-new our tenancy and served Homes4u with the appropriate paperwork and notice period in line with our tenancy agreement. We anticipated there would be issues with the deposit despite us leaving the property in a reasonable condition in other words, it could have been rented out again as is as this seemed to be the way of things thus far – I was then appalled by the complete audacity of Homes4u to declare that we had left the property in such a state of disrepair that the entire house needed to be re-decorated. Fortunately, we took dated and timed photographs of the property prior to leaving which showed this was not the case. Eventually after the Tribunal Service had done their part on the tenancy, Letting Protection Scotland reviewed evidence by both parties and decided in our favour – deeming that the amount of the deposit Homes4u wished to keep was “excessive”, that they had not done the exit interview via a third party to verify the condition of the property e.g. someone impartial and without a vested interest and that ultimately that if the property was re-decorated entirely then that was a cosmetic choice and not one of necessity. If you are considering dealing with this letting agent I implore you for the sake of your relationships, your sanity, your money and your time – do not go with this letting agent. If you are already with this letting agent then you have my sincere condolences. If the above review has not persuaded you then I wish you all the best and would advise that if you do shake hands with Homes4u then you should count your fingers afterwards. I would encourage Homes4u to respond to this review and indeed all the other reviews and justify their actions, but I doubt they’d break a habit of a lifetime. Landlords keep away from this Letting Agent! K.S, the manager is a shrude and aggressive woman that will not hesitate to bully your tenant to leave you out of pocket and shamelessly lie and fabricate truth to cover up her wrong doings! If you have a dispute she will take the law into her own hands instead of waiting for The Redress Scheme body to conclude their investigation.The company she has been a director of for 14 years or so Check Company Househas had to rebrand with a different name...mmm I wonders why?!....
If I could give this company 0 stars I certainly would worst agents I have ever been with bump people of there money... They don't know they're backside from there elbow... They where my agents for my old home and the landlord paid them to manage the tenants and property but every time I called them regarding my property there exact words are " I dunno" " I don't know anything deal with your landlord" and I've read loads of comments that it's alot different with the new owners NO ITS NO DIFFERENT they have changed there name to Ewart park and they are horrendous people its like dumb and dumber running a business in sales and lettings GWEN AND GILLIAN STAY CLEAR OF THEM AVOID LIKE THE PLAUGE TAKE YOUR MONEY ELSEWHERE
Owes me 2 month rent from tenant who has paid!!! Emailed NEVER a response, phone called and told payment will be made. Still 2 days later no payment! Called again 3 times today Friday 2nd June and no answer!
The worst letting agent I've ever dealt with. Beware.
