If 0 stars were possible I'd choose that option. This place firstly does not respond to your emails often enough to check on your queries unless you have visited Diane in person which then defeats the purpose of good communication between letting agent and tenant. Secondly the Landlords chosen for properties to let for are disgraceful. I couldn't describe how disappointed I am with their starting process with viewing to sorting a tenancy agreement for letting. I'm going to share our personal experience so you don't have to go through this yourselves. When viewing the property last November 2019 We entered the property 188 Sandyford Rd looking for a house to settle 5 students for with the expectation of a good property. New to property hunting we walked in, an older style house with some outdated features but nothing to make you look twice at it. We were shown the living room which was the room was blacked for whatever reason the lights weren't working but it seemed warm and the students cosy within. We went further into the kitchen where there was some scaffolding sitting below a patch in the roof where a small damp patch was above. We asked about the repairs to which the landlord who was showing us the property guarantees it will be sorted by next year, no issues there we were assured. Following the upstairs areas they seemed fairly tidy and spacious, bathrooms looked a little cheaply put together with the poor laying of the loose lay vinyl flooring. We finished our viewing happy and started sending across details. The Covid pandemic hit in March and our contracts were left to be sent across to us until mid June, which is understandable. Firstly our contracts did not match what price was agreed to the statement said in emails which was considerably less than what we were expected to pay but this was not addressed until we brought up that our housemates were signing different contract for the same property, it was fixed 3 weeks after our email 1 week to move in . Upon arriving in August we entered the house with the entire house smelling musty and old, looked in the kitchen and found half the ceiling bowing with damp and mould. Mushrooms had been growing on the side of the walls by the back door.The scaffolding was removed and no signs of repair. We went upstairs to the bathrooms where we suspected damp was coming from. Opening the shower room we looked up to notice the roof panel was missing into the attic and through this you could see the sunlight through the holes between tiles which hadn't been repaired. The neighbouring bathroom upon opening the door had an odour so strong you'd cough upon entering with the flooring ripped up and damp around the toilet and sink. These were the some of the major issues and as a result led us to refuse staying there and requesting our money back from deposits we laid and contracts we signed should be deemed void. They told us it wasn't possible to be released from the contract because we couldn't receive contact from our landlord who was abroad at the time visiting family. We requested if it was not possible to be released then the property should be repaired and us compensated in the meantime. Three weeks went by and not response from the landlord. We had no information on what would happen to the property so requested again to be released. They refused so we got solicitors involved and 1 month later of action from solicitors we received our money back and a release from our contracts. The cost of the solicitors was £1000. If you read this then I urge you not to go here and to look at the star ratings as they're there for a reason. I wish all of you the best in finding a good letting agent.
Why can you not leave a negative star rating? Because they certainly deserve it. -5 star would be generous. Throughout our whole tenancy we received nothing shy of disgraceful service from this shambles of a company. They make it an issue to help any of their tenants and even if help was delivered, it would normally be a month or two later when they could actually be bothered to sort something out. Professional, right? They tried to claim money from our deposit for wrongful reasons, a deposit which we later got back in full from the TDS. Additionally, they changed the date of our move out appointment whilst I was away on holiday due to their own mistakes. A short while later a picture of my room appeared in the inspection from the checkout appointment. A room with all my stuff still clearly in it. They tried to charge us for this under 'cleaning'. Charles Lamb 'LETTINGS'?? More like Charles Lamb FORGETTING. Forgetting they have actual tenants that is. Avoid at all costs!!
Charles Lamb are parasites and embarrassments to their trade, they have been pathetic estate agents throughout our year with them and their only consistency has been their failure to perform their responsibilities and promises. We had rats THREE times throughout the year, waiting for a total of over 6 weeks for them to deal with it - one time someone from the office claimed Charles Lamb hadn’t heard a thing about the rats despite being the one to send the exterminator the previous week. Their inability to reply to emails within a reasonable timeframe 3 weeks + makes them even more frustrating to deal with. At the end of our tenancy they tried to charge £1.2k of our deposit as damages including £470 for ‘cleaning debris under beds and skirting boards’, in a beautiful turn of events where we disputed these fabricated damages and prices we are claiming back nearly all of our deposit back. Avoid these jokes at all cost.
DO NOT EVER USE THIS COMPANY!! Charles Lamb estate agents is the most incompetent, lazy, selfish company I have ever had to deal with. Their staff are rude, ignorant and are never available to talk they are either 'on a break' or 'in a meeting'. We rented a student property which was of poor quality and suffered various water leaks which were never addressed. They deducted a large sum £500 of our deposit for 'cleaning purposes' which we had to challenge via the deposit dispute service. We won the majority of this back, showing the obvious deceit and greed of Charles Lamb who try to unfairly take your money. After 6 months and countless hours of nagging they have finally given us our rightful money back, however this was only due to my hard efforts. I urge you to never give this negligent company your money or time, avoid at all costs.
I rented out my property with Charles & the team for approx 5 years 2010-2015 and have just instructed them again. I found them to be extremely efficient. Any maintenance issues were handled straight away and my tenants commented frequently that they were very happy in the property. Charles & the team were a breath of fresh air after a previous disastrous experience. I was able to live abroad completely relaxed that my property was being professionally managed with suitable reliable tenants. It's now time to rent out my property again and my only point of call is Charles Lamb Residential Lettings.
They don't even deserve 1 star with the service I received. From day one I should have know that it was just too much trouble. I had to chase them multiple times just to even get us moved into the property on time. Then throughout my tenancy I continued having to chase them about getting things fixed that should have been fixed before we moved in. It was always the same story about how it was to do with the last tenants and them fighting their deposit deductions. Anything that got reported unless it was an emergency was left until we moved out. Moving out was a very stressful experience. I rung up continuously a couple of months before to arrange our pre-check out check so that I could get the time off work to be there for it. I kept being told I would be rung back, when the June and then July rental finishes had been processed. Finally a week before the tenancy was to be up they decided to ring me. I was then relayed stories about students and their parents and how that is why they have bad reviews and how other people lost money. I don't need the stories I wanted the service done. Well I am not a student, my parents aren't going to get involved. Even though the house was in great condition when we left, they deducted money off our deposit for things which they hadn't mentioned in the pre-checkout or things they hadn't fixed before we originally moved in. By this time I had spent so much time and energy on the house I didn't have energy to fight it. This is a badly run, understaffed, disorganised agency. Do not rent properties from them!
Rented a student property from them - they were unhelpful and rude at every opportunity. House was given to us in a poor state including a rat infestation which lasted our entire tenancy. To add insult to injury at the end of the tenancy, they attempted to withhold part of our deposit. Claiming the property was not cleaned - despite not all the tenants having moved out yet. However the TDS found in our favour and Charles Lamb were instructed to return our deposit. If you value your time and money I would suggest avoiding this company.
