Story

Vanilla Lettings was founded in 2007 and is run by past Huddersfield University Students. This, coupled with years of experience in property, means we are highly knowledgeable to the needs of both Students and Landlords.

Vanilla has got some of the best accommodations for students. And the people at the agency are so helpful and available to help through any issues that might arise during or before the stay at one of their places. Richard is especially very helpful.
Vanilla lettings are super responsive to any maintanance issues that we have had. They speak to you as a person and it makes the experience of being a tenant very pleasant. I'm the kind of person that always has a million questions and they have done everything they can to answer them and to feel comfortable. Could not recommend Vanilla Lettings more!
Vanilla are a company who are very easy to deal with, in my case the landlord easy to deal with as well. I have been in one of their properties for 2 years now
Vanilla lettings has been a consistently reliable lettings agency that has gone above and beyond in terms of helping me find properties that meet my various needs and requirements during my time at university. The staff are always willing to help in whatever ways they can. My only constructive criticism would be that at times it can take a while for emails to be answered however this is due to be expected at times when there are lots of students in touch searching for accommodation. Thank you Vanilla for your great service!
I was let down by the person I was meant to be living with next year and Vanilla Lettings were so helpful and supportive! When I rang up to explain the news immediately I was met with reassurance and kind words. Vanilla Lettings explained that situations like this often happen and they are more than happy to help. I was advised to put the flat on social media to boost the interest and Vanilla Lettings re advertised the flat online. Throughout the whole process Richard kept me up to date with progress of the flat which I really appreciated as I was extremely anxious during the whole ordeal. I was informed straight away when new tenants were found. I was also fully refunded my deposit and first rent payment. I am extremely thankful that Vanilla Lettings found new tenants so quickly and constantly kept me up to date. Thank you!!
I was disappointed with the properties which I viewed in August 2021. The listings online and images published are completely out of date and not a true representation of the properties. I ended up wasting a lot of preparation and viewing of potential properties to live in, which were nothing as they seemed online. I feel particularly sorry for the tenant who lives in the Commerce House flat situated next to the takeaway. The cleanliness here is disgusting, and the noise until late hours would completely put me off living there. I would advise against viewing a property there for this reason. Overall, I am glad I chose a reputable estate agent, not aimed at just students, to find a property. I viewed three properties with a different agent, and all properties matched the description online with truthful images of the property… up to date, and not taken many years ago. I also do not appreciate being contacted on my personal email address regarding this review, not connected to this Google account. This review is a personal opinion of Vanilla Lettings, and I would advise that anyone looking for a professional estate agent contact someone not ‘specialising’ in student accommodation only.
Even though they have some nice properties in their website and most of the employees seem nice while you're sorting your contract with them, afterwards they don't care. I've called and reported to maintenance multiple times about different issues but it's now the end of my tenancy and I still don't have hot water in the shower, amongst other things. After two years with them the worst being the second I can confidently say that I will stay clear of Vanilla Lettings in the future.
Incompetent, dubious, untrustworthy thieving. They will say whatever you want to hear to get you to sign the contract with them, leaving you with a filthy, dilapidated property to move into. On our move in day, despite being assured all of these issues would have been taken care of, the property had holes in the walls, carpets so filthy your feet turn to blacks moments after leaving the shower, damp and mould in the bedrooms and bathrooms, damaged/broken appliances and furniture throughout, garden overflowing with weeds, broadband so slow that only one person can be online at a time to send a facebook message and you can forget doing anything other than that as it'll time out when doing something as simple as ordering justeat, previous tenants waste left all over, and a months old turd in the toilet that had been spotted on on the initial viewing of the property. All of these being issues that we were told would be fixed prior to signing the contract. We had no help from Vanilla despite getting in touch with them several times in writing, on the phone and in person. Each time being told it would be sorted. The only thing they did fix was the internet, but only after months of pestering and finally with holding any further rent payments until it was fixed. Funnily when money was being withheld they managed to fix the issue within 24 hours. For a house of four students with uni deadlines, this was just unacceptable. We had to clean the house out ourselves, replace many appliances and make many fixes to the property including repainting rooms, having the carpets professionally cleaned and filling holes in walls. The picture is of all of the waste, broken furniture etc that we had to remove from the property. Despite acknowledging our efforts in an email, Vanilla still saw fit to try and charge us for cleaning at the end of our tenancy, trying to claim our deposits in full. Fortunately we had documented everything when we moved in, photographing every part of the house having heard from friends prior to move in what they were like. Make sure to photograph your inventory after filling it in, because you won't be given a copy by Vanilla. The photographs they presented as evidence for the need of cleaning were laughably weak. One photo was of the inside of the electricity metre box, which is outside of the property and locked by a key we were never given pictured. Fortunately the DPS Deposit Protection Scheme, saw things the way we did and awarded our full deposits back to us after a very very lengthy disputes process. Vanilla knows students need that money back and will try and claim what ever they think they can get away with knowing that most will simply take what they are given as they need whatever they can get. But stick with it, fight it, document everything and you will get your money back. Though all of this can be avoided by simply going with another agent. *Found out they have been sending emails out to their other tenants asking them to leave reviews to down vote mine. Referring to me as a nightmare and telling the world that I must be a bad guy because some people in the house fell out with others? Not really a professional way to deal with this kind of situation is it? "We've had an absolutely outrageous google review.. The guys a nightmare. Without going into detail he was responsible for 2 tenants leaving the property they rented together. I moved into the Melting Point 1 Bed Apartment Huddersfield mid July last year. Initially, I was relatively happy with the accommodation, there were a few obvious issues, some lights didn't work and the skirting board in the kitchen was loose. But that's besides the by, I was in need of somewhere to live and of the few options I looked at, it was the nicest one. I was slightly unhappy, that despite moving in midway through the month I had to pay my upfront deposit plus another full months rent. To counter this I have made sure to pay my rent at the end of each month as opposed to the beginning as this seemed more fair given the initial disagreement. Since then there have, I'm afraid to say, been multiple issues, some of which have never been resolved and some that have with great communication. Firstly, the dishwasher, it was disgusting, I attempted to clean it on multiple occasions but limescale constantly built up and clearly poor usage prior had ruined it, eventually the seals broke and water leaked everywhere, this was eventually replaced with a new one which was great. However, was done without me present or without my permission to enter the property without me present, but again by the by, nothing to hide from my part and it got sorted so I was relatively happy with that. Then the leaks came, this was blamed on the building itself, but during the multiple storms earlier in the year, water leaked in every room from every window, causing personal property damage. I am still unsure if this has been resolved as rain hasn't been as heavy since and it was building wide, but again you'd think it would be something I would have been made aware of, as this obviously wasn't the first bad spell of rain in the north of England. Moving on to the light fittings, I highlighted during my initial viewing that some of the lights were not working and was told this would be sorted, it wasn't and still hasn't been, most of the lights work and it's not total darkness so it's not been a major issue. But, It is made difficult to log complaints as it is an online portal and form as opposed to a simple email which works a lot better in my opinion, but I made them aware of the light fittings not working as well as a bathroom radiator not working, again something which still has not been fixed. My main issue however, is that there is clearly an issue with heating. It is, as I mentioned a one bedroom flat. My bills with Scottish Power since the end of January are in excess of £1,100, not withstanding the insane amount I had already paid. I immediately complained to Scottish Power and made Vanilla Lettings aware of my concerns, I was told to chase the energy provider and this is still ongoing as a formal investigation with SP. However, the potential cost of energy, plus the already premium rent price has meant I am totally unable to afford this property now. So I informed them of my decision to leave the property and my concerns, baring in mind there is only 2 months left on the lease. I was told I could not leave and would still have to pay the rent. I informed them of my inability to pay said rent moving forward and explained the extend of the stress and anxiety the financial situation was causing me and that I would be prepared to demonstrate this to whomever needed to be made aware and take it further if needed. I did not get a response. I then informed them of my intended day to vacate the property, again I have had no response but conveniently have had an invoice sent to me, meaning I am being totally ignored. I have taken extremely good care of the property and it will be cleaner than the day I moved when I leave, but as a gesture of good will and due to early termination I have stated they can keep my security deposit. Again, no response. Hence I am leaving a review. In all honesty, the initial letting experience was positive and SOME of the issues have been resolved efficiently and with good communication. But has been massively let down by the lack of empathy and communication as of late.
