The most professional, friendly service. I was kept up to date and emailed throughout the process. When viewings were booked Alex was very professional and friendly, made a somewhat stressful situation an absolute breeze. Thank you Alex and Maria for such fantastic service!
Just moved out of a property managed by King's, and their service was absolutely terrible. While they didn't individually manage the properties, their customer service and paperwork organisation was poor. During the contract process, they required physical paper copies of proof for things like guarantor info, etc. While this would have been usually fine, they were diabolical at keeping the paperwork in check. For starters, we were asked in the office if we would like to sign up for a Unihomes package as the property was advertised with such. We said yes, and each tenant individually signed unihomes forms for contact information, bank information, etc. After this, they said that it would be sorted from that point on. It was only until we moved into the property that we realised our contract with Unihomes hadn't been fulfilled. We emailed Kings to ask what had happened with it all, and they simply responded that they had no record of it, and we never filled out anything as it was not on our file. That was ridiculous as we absolutely had and would be told it was going to be handled by the office and that we didn't have to sign up independently. We ended up doing it ourselves after we had already arrived under the assumption that the contract had already begun as per the discussion in Kings months prior. Secondly, they constantly lost important paperwork from our family members. As we are students and need guarantors, we each had family members who had to physically mail sensitive paperwork to Kings so it could be approved for our tenancy. My guarantor had to send multiple paper copies of things like P60s, proof of mortgage, etc, only to be told each time they apparently never received it. At one point I had emailed them to confirm that they didn't need anything else from us fees or paperwork and they confirmed that we had sent everything necessary and that all of our paperwork was filed and approved. Not even a month after, I had another email from them saying that I had not yet sent my guarantor paperwork. After this, my guarantor mailed the copies for the third time, and it was apparently actually filed away properly this time. There were other occurrences similar to this, but you get the idea. I am not posting this review for any response from Kings or Alike. I just want people to know that they are a pain to work with and will make renting stressful. Especially if you're a student, and it's your first time renting privately, if that's the case, go elsewhere because they are not student friendly as they claim. Their staff must not be trained properly or they are too busy to keep on top of the paperwork, but either way, it is not ideal.
James at the Portswood office sold our house within 4 days of it being on the market , selling at a price that we were happy with. His enthusiasm and drive were incredible, he kept us informed at all times , and would have no hesitation in recommending him and Kings, a great job! Thanks again James!
Highly recommend the agency. Alex has been really great at communication throughout the whole process and has found my family a beautiful flat exactly in the area we looked for.
I never had a direct experience with the Kings estate but when I was looking for renting property, I see their posts and ad for a property. I noticed many times they always quotes higher and then reduce the price of the property. This happened for my old property which don’t even fits more than 2 can stay but advertise that as large 2 bedroom property.
Awful communication, we had a massive water leak that was causing mould in two bedrooms which is a health concern, and we had to constantly call up Kings to get updates as they wouldn't respond to half of our emails and they were hardly ever proactive in letting us know exactly when contractors would come. We never felt like we were a priority to them when we had mould growing in our bedrooms...
I have 12 Properties around the country a mixture of student and Professional HMO plus some residential. One of my student properties is managed by Kings Estates who have consistently let property over the last 8 years. I have had some Great advise over the years from Ryan Cherry and out of the agents I use 5 he has got me enthusiastic about buying in Southampton again even in the current high interest climate. One thing I have noticed while spending time in the agents office is the friendly professional way they deal with the students. I feel with letting it needs to be win win situation my tenants this year stayed on for a second year a good endorsement if any. So Kings Estates have consistently let my property for 8 years that’s great. What has most impressed me is when there is a problem. When I purchased the property I inherited some problematic tenants and this was dealt with by Ryan who gave great advise dealt with the issue pragmatically negotiated with guarantors dealt with deposits. Then promptly filled the property with a short term let for three months before the next years students arrived. This absolutely minimised any losses and was a far better outcome than I expected. I will definitely be using kings again in the future and as soon as I am in the position for another property will be giving Ryan a call.
Agent Jade is the best one on that team, she is professional and always meets tenants on time, considering the benefits of both landlords and tenants. But I can not say any good words to other staff, as they always eat their words, but we are so lucky we have all emails recorded as proof. If necessary, we are prepared to look for some legal aid to protest ourselves. And we will never find this company anymore.

They take long to organise repairs like a week to have someone come look at your cooker and mislead tenants with lies - a lot of examples I could give - first one that comes to mind when applying for a property we were told to pay holding deposit even if we have no guarantor as the landlord will be happy with any rent in advance that we can afford. Having taken the money, they hold us we need to pay 12 months rent in advance - I understand it is the landlords decision but why did Veronica say any advance rent will be ok without checking with the landlord first? It cost us over £500 for a guarantor company - I regret not reporting this to property Ombudsman and getting our money back from then and Veronica hired. Since we started renting with the agency, any dealings with them are awful and will surely not consider using them again whether we will need a place to rent or house to buy
