Recently stayed at the Frederick house hotel, and overall, it was a fantastic experience. The hotel's proximity to major attractions made exploring the city incredibly convenient. One thing to note is that the tram from the airport stops at Princes Street, and there's a brief 5-8 minute walk uphill to reach the hotel. While this might be a minor inconvenience for some, the hotel's excellent amenities and prime location more than make up for it. Everything from the friendly staff to the comfortable rooms exceeded my expectations. If you're looking for somewhat of a centrally located hotel with easy access to all the sights, I recommend staying here. Walkability: You don't really need to take the bus services or trams as every attraction is a walk distance of 10-15 mins. Good exercise and clocked more than 10,000 steps a day.
Overall an excellent quality yet good value hotel in the New Town. Bedrooms and corridors quiet with a peaceful ambience yet only yards away from the busy sights. Well maintained building. Cleanliness, comfort of beds and lighting all positive. Very good breakfast provided across the road by a quality restaurant, Rabble. More hotels should take note.
Really enjoyed my stay here, when I first arrived I noticed I'd left my laptop in the taxi I picked up from the station, the receptionist was brilliant in helping me track down the taxi driver and get my laptop back within half an hour of arrival. The room is clean and comfortable and well decorated with a decent shower. Rooms were clean and okay, but there was a lot of traffic noise.Had to tell receptionist all the details when entering hotel around midnight after a walk, which seemed strange. Only giving 4 stars because it was the only affordable option available with great location and the rooms were okay other than the noise problem. Very poor customer service. They were rude all along and as soon as we checked out they refused to help us book a taxi. The breakfast is very good, but waiting for 2 waffles for 1h30 when the restaurant is almost empty is really not a proper thing.Rooms: 3/5
We will NOT stay here again! We had a room that was for 4 people. The double bed was as hard as a brick! Across the street are 2 bars, and EVERY night up until 4 a.m. there were people on the street shouting and singing outside the pubs. There's also a lot of traffic going by the hotel. We got very little sleep. We asked if we could get the room switched to one in the back, but we were told that all the large rooms/ family rooms are in the front. They wouldn't change our room to two small rooms in the back either. The room has a mini fridge, an iron, a tea kettle, and a hair dryer.

clean, quiet, great location but beds were a bit small. if you're over 6ft tall dont book, will have the most uncomfortable sleep. Walkability: great location, 15. minute walk to the mall
