We had a very beautiful experience on the second week of November. The hostess and the dog Bobby were welcoming and made us felt like home. The hostess cooked us tasty breakfast and she was very kind, helpful and friendly. We loved Bobby a lot and we will miss him! The location was really good and the room was value for money!
Present conveniently near the city centre and bus stops is this pleasant hotel. The rooms very clean and well sized. The breakfast was sumptuous and healthy. Special shout out to the hosts Mrs Duncan and her dog Bobby, who were very hospitable and generous. We checked in a bit early and she was gracious about it. Mr Duncan was also kind enough to message us in advance and let us know the ways to reach the hotel. If you are a dog friendly person, Bobby will be a sight to your sore eyes. Such a well behaved dog who greets the guests with the same enthusiasm as his pawrents. The only con I could find in our room was the lack of a cupboard, as three of us stayed in the room,hanging clothes in the hangers wasn’t helpful. I guess it would be great addition to have a cupboard in the family trio room. Noteworthy details: Bobby the Samoyed
We felt very welcomed by the hosts. We had the upstairs family room and it was very quiet with a nice view of trees. We had a great breakfast every morning they even set up a high chair for our baby before we showed up and it was easy to walk to restaurants and take the bus to the main tourist areas. We felt it was a really great value. Food & drinks: Free breakfast had cereal, yogurt, fruit, toast, milk, orange juice, coffee, tea, and hot options were bacon, sausage, egg, potato, and beans.

Basic, but clean, rooms. We had no en-suite - but we did have a private bathroom across the hall. On main bus route into town or 30 min walk. Breakfast was included - but provided to a budget! We’d be very happy to stay again!Rooms: 3/5
Lovely host and great rooms : Everything was so clean and rooms were comfortable. Also its location was close to the city center, old town. We did not need to use any buses to go to the center. Thank you !Rooms: 5/5
Been staying here since Monday, and the hosts are absolutely lovely and welcoming. The buses into Edinburgh centre are very frequent and a day pass is £4.50. There's not much in the way of parking at the Guest House and only 3 cars at a time but this wasn't a problem for me with mine. However, it's something to be aware of if you're taking your car with you or getting a rental. However, the hosts alone make up for that and they're absolutely lovely. Many thanks to Mei and Duncan, and we'll definitely be back! Rooms: Most of the rooms are en suite but don't let that put you off! Even the ones with the private bathrooms in the corridor are comfortable and it's not a massive deal breaker. Food & drinks: Beautiful breakfasts! Noteworthy details: It's in a fairly quiet area which is great and it's only a short walk up the road to Old Town. Lots of places to eat there!
Really good stay here. The service was great, room was a good size and the breakfast was very nice. We ended up with some car trouble and the hosts were helpful. About a 10 minute bus journey from Prince's Street but there are frequent buses and there are lots of places around to explore. Would recommend and stay again. Great value for money. Rooms: A nice big room with a desk and double bed. Nearby activities: Close to the centre of Edinburgh which has lots to do. Also lots of cafe's and shops nearby. Walkability: Walkable to town, but buses are regular too. Food & drinks: Excellent breakfast.
I love this guest house, very friendly staff, lovely rooms and brilliant breakfast choices. Close to city centre, I walked there and back over the weekend although on bus route if required and it's easily accessible by car 20 mins walk from coach/train station. Can't wait to go back in 2023 with my family.Rooms: 5/5
I love the staff, they're so kind and helpful! I can see they love their job and that makes your stay be more comfortable My room was cleaned up every day, so it was always immaculate! And the mattress is fantastic, I miss it already It looks like you're part of a family, just loved this place! And breakfast is included too and it's absolutely lovely! Also I can't have gluten and they had the gluten free bread too
