Stayed here a while back and could not fault it. Perfect family run b&b. We were upgraded to the largest room free of charge. Room was clean, massive and had a lovely historical feel to it. Breakfast was help yourself, it was fresh and plenty some. Extremely close to all the city center amenities. We tried to rebook but was fully booked for the dates we wanted. Looks like therse a lot of bad reviews on here, it's a shame as we enjoyed our stay and for the price we paid you can't go wrong!
Scolded like a child for checking in at 8pm. Great bed Shower ok Room clean enough Sink blocked Shower didn’t drain TV not working Wi-Fi not working 2 drunk female guests kept all top floor guests awake with noise and anti-social behaviour on 26th March 24. Central heating radiator broken so noisy electric heater provided.
The most terrible experience with this place! My friend and I booked a room in this guesthouse… in the same day, our trip to Edinburgh was canceled as my friend’s mum passed away. We immediately contacted the property to cancel our booking but they wouldn’t allow us to cancel booking or change dates! I tried to ring them several times but no answer! They mentioned in their messages later that there’s nobody around after 6pm for check in. I received no response till the next day to inform me that they decided to charge us for the first night and refund us for the second night. That felt like total scam as the circumstances were quite clear. After reading reviews, I’m happy we didn’t stay there anyway. Terrible service.
Very affordable accomodation quite near to the old town and Edinburgh Castle. Everything is clean and you have a private Bath with shower. It might get a little cold but the provided heating does suffice if run at full power. Glad I booked this and can recommend this to anyone who doesn't want to pay too much but also doens't want a hostel.
Brill location, on bus route but I wouldn't recommend staying here and won't again Over priced and rooms are not very clean, bed sheet was soiled. Found previous guests' underwear in wardrobe on arrival : Got a refund from booking dot com had to chase this up myself Disappointing for a birthday trip Free WiFi was the only bonus
Disgusting place. It’s is advertised as 3-stars this is deceptive and false advertising. The sheets were stained yellow and clearly unwashed. Two of the beds were unmade in the room I was staying and there was what looked like some blood stains and long strains of black hair on the bed. The bed that we were supposed to be sleeping in contained what looked like bed bug droppings. The bathroom grout was mouldy and parts of it looked like it was rotting. No indication on how to check in on arrival. The owners were unresponsive when I checked out early to go somewhere that was actually 3-star accommodations. Disappointing as their website and online photos make the place look quaint and charming. Avoid at all costs.
In the bathroom the top of the bin looked like it had never been cleaned. The curtains were a mess some form of horrible stuff. The bed was way too small. Had to plug the kettle in next to the bed as that was the only plug socket. Didn't provide milk. Didn't change the towels even though we asked. Shower door wouldn't shut and shower head just kept on falling Two small hairs in the shower.
Clean and quite welcoming. Very basic with a tiny room but a comfortable bed, kettle and tea cup. Would prefer a mug and was disappointed the supplies weren't replaced after the first night. The key wasn't in the box as promised for my late arrival but Adam, the owner, was very pleasant. But tea and coffee supplies are a fairly basic requirement.
Don't go to this hotel. It is not in the condition that may be expected based on its ratings. Upon arrival the manager started cursing on previous guests for leaving the door unlocked. When he realized we were considering not checking in, his attitude changed completely and became indifferent and even rude. Clearly not the first time he sees disappointed guests.
Really good location close to Lothian Road. Easy to find keybin lock box. Not very clean especially bathroom; dirty floor, dirty toilet brush, mould and rust in windows and shower door. Bed very creaky and noisy. Musky/damp smell in room and carpet old and traps dirt. Quite noisy.Rooms: 2/5
