Actually a six-star experience! We purchased our new property in Helston via Bradley’s and we were involved in a complex chain of 7 buyers. Throughout the process Bradley’s kept me updated and informed, far more so than the estate agent’s selling my old property. What Martin & his team were especially skilled at was managing the chain, unblocking problems and pushing through the sale. I have no doubt the chain would have collapsed without Bradley’s expertise and tenacity, but thanks to them we are now living in our dream Cornish cottage.
I honestly couldn't have asked for more from Bradley's during the purchase of my property. The team were always on hand to support me and without an estate agent managing my sale, they really helped me through the process with advice and guidance! I wouldn't hesitate in using Bradley's in the future and cannot recommend highly enough!
Martin Clements came to me to do a valuation on the property. He was prompt, very professional, and knowledgeable. He had carried out a lot of research before coming to do the valuation and after viewing the property gave us a valuation and was able to give the reasons for the valuation. The valuation was put into writing and an email arrived in my inbox later that afternoon. Excellent service. I will certainly choose Bradleys Helston again.
We sold our house through Bradleys Helston. Martin & Paul were fabulous, there were a few hiccups along the way with the sale and they kept us fully informed and supported us with the sale process. Definitely recommend listing your property with them.
Our experience of Bradleys Estate Agents with reference to 5 Meneage Street, Helston We were in the final stages of completing on this property in September 2022 when a number of concerning issues came to our attention. Preparing for an insurance quote, we called the estate agent earlier to request access to the property to check locks, etc. for building insurance. We had not expected the owners to be present however, they invited us in to check the property. This was the first time had accessed the property, we had previously chosen not to view as we were located over 6hours away and were informed there were no structual issues both by vendor and valuation report and the work required to bring the property to standard was internal and non-structual. The building, as stated in the Valuation report, was in a "stripped back" condition due to "stalling" renovation works. We had previously been advised the works had come to a standstill due to the death of the owners brother a builder, who was apparently helping the owner to renovate and convert the property into a retail until and two flats. While there to check the locks, the owner invited to look around the property. During the conversation which followed, the owner has informed us that the wood in the property has previously been treated for wood worm and dry rot by the owners preceeding himself and his wife. A brief visual inspection of the exposed structual timber framing of which a significant amount is exposed gave us significant cause for concern. The beams were riddled with holes from woodworm and crumble on touch. We inspected three floors, including the attic space, and it is starkly evident that the structure of the building is significantly compromised from the dry rot and worm. Given that the entire front section of original building and roof, covering three floors, is wooden framed, and the owner is aware of previous issues/treatment, and is pleading ignorance to any current issues as it was "treated by the previous owner". However, anyone looking at the exposed wood can clearly see there is a significant problem with the integrity of the beans and therefore the structure.  We found it difficult to believe that given work has already taken place by the owner and his "builder" brother, that the condition of the wood has been of no concern? In addition, the asbestos report noted a minimum amount of asbestos in situ internally 1 floor tile, however the vendor mentioned the entire roof of the building has asbestos roof tiles. On contacting the estate agent, we were advised the property was being "sold as seen", and they were unconcerned regarding legal requirements to disclose any existing issues. A vendor has an obligation to disclose dry rot/wet rot, which has been treated or otherwise. 4.1 d of the CPSE’s references rot. The owner of the property stated that the property had not suffered from any of the issues. Our solicitors contacted the owners solicitors. They declined to respond to any of our solicitors correspondence. Although we lost over 3k on valuation and solicitors fees, our solicitor stated the following: As you have not signed the contract and exchanged on the property there is no contractual obligation between yourself and the seller. Had you exchanged then you would have been able to pursue them for misrepresentation of the property. You could claim they have misrepresented the property now, but your losses would be so small as you had not purchased the property that your claim would be under £10,000 and therefore you would have to pay all your own legal fees without the ability to claim these form the seller and you’re legal fees would probably be much more than the claim you had against the seller. We feel we have had a very lucky escape in noting the issues above prior to the exchange of contracts. We would advise anyone with interest in this property proceed with care. Bradleys did a fantastic job of selling my fathers flat. Having used two previous agents with not a lot of interest. Martin's team had several viewings & two offers! They gave advice on how to prepare the property for sale. Great communication from the team which is paramount. I never had to chase them. I'd highly recommend the Helston branch. We've also used them for a property purchase & again no complaints.
