Pearl & Tony Pinnick invite you to experience a stay with a difference, where comfort and cleanliness are our priority.
Six rooms, all en-suite, along with a breakfast that will set you up for what ever you are doing. the ingredients locally produced and supplied.
The one exception is our Gold award winning Stornoway Black Pudding. A treat not to be missed.
We are just a few minutes level walk into town and about ten minutes walk from the theatre and lakeside.
As, "Theatre by the Lake", ambassadors, we can offer special ticket rates to our guests.

Had a fantastic stay here with my girlfriend for my birthday. Cosy room and wonderful breakfast. Thank you Amy and Chris for being so accommodating on my first visit to the Lake District. Will be back!

Chris and Amy are a lovely couple - and I found it hard to believe they had only taken over 3weeks earlier.  So friendly, helpful and professional - nothing was too much trouble.  Even popped my husband's favourite tea into the bedroom as a lovely surprise. The bedroom was so clean and comfortable with a gorgeous little Room Sheep! Breakfasts were amazing, and the home made bread was to die for!  Parking is always difficult in Keswick, but we  had no major issues. Highly recommended and would give more than 5 stars if possible. Thank you for a lovely stay xx

Everything about this guest house was exceptional, including the hosts. We couldn't fault it at all.  Rooms: Rooms have everything you need and are very clean, comfortable, and modern .

Been to many different  Bed and breakfasts in Keswick.  This is my favourite so far. The couple are really friendly and welcoming.  They will take your wet walking gear and dry it over night.  Fresh milk is provided every day. Rooms are spotless and are tidied up everyday.  Interior is really well decorated and feels like a great standard.  Amazing breakfast selection including a really good vegetarian breakfast with 2 types of sausage.  Will definitely be back.

Easy to get to close to many amenities, very warm welcome, owners really go above and beyond to make your stay comfortable refreshing and revitalizing, wonderfully positive atmosphere and very friendly people.  I would deffinatley recommend this guest house to anyone looking for a pleasant rest and relaxing break.  The rooms are immaculate and the beds are sooo comfortable and warm, the bathrooms ensuite are beautiful and the showers are hot and powerful great for a good relaxing shower after a day or two in the mountains hiking and climbing..  the food is lovingly prepared and very filling and owners Amy & Chris are absolutely wonderful people I had  a lovely stay which is down to the service the catering and attention to detail that both Amy&Chris provide the guests with.

We loved staying here! Amy and Chris were both very kind and helpful and overall wonderful hosts. The rooms were excellent and I adored breakfast every morning! We will definitely be staying again when we come back to Keswick in the future.Rooms: 5/5

Absolutely 5* will be returning. Tony and pearl are wonderful hosts.The breakfast choices are fantastic. The room very comfortable. They go above and beyond to make your stay memorable. Beautiful street and views outside. House is on several floors so there are a lot of stairs. En suite facilities lovely. Dressing gowns provided aswell as tea and coffee facility with fresh milk.lounge on ground floor with coffee machine. Can't wait to revisit.5 *

What a great couple and the breakfast is top quality. Gorgeous sausage and black pudding. The accommodation is nice and clean and well presented. Parking can be interesting but that said we managed to park right outside the guest house so who am I to complain.  Highly recommended and you will struggle to meet nicer hosts and cleaner accommodation.  Thank you.

It was my first time staying there, very relaxing and comfortable. Amy was very attentive and kind, also the breakfast was good and the home made bread very tasty. Will definitely go back .Rooms: 5/5

Impeccably clean rooms, comfortable & welcoming. The hosts, Tony & Pearl are so friendly & helpful. It's the little touches too, that give Avondale the edge over other guest houses. Breakfasts are something special to look forward to too. We will all be back again next year thank you. Xx
